Job Summary
The Crawlspace Technician is responsible for inspecting, repairing, and maintaining crawlspaces in residential and commercial properties. This includes addressing moisture, mold, pest intrusion, insulation, and ventilation issues. The role requires adherence to company safety standards, OSHA regulations, and proper use of equipment and materials to ensure safe and effective crawlspace solutions.
Key Responsibilities
- Inspects crawlspaces to identify moisture issues, structural concerns, pest activity, mold growth, and insulation deficiencies
- Installs crawlspace encapsulation systems, vapor barriers, insulation, sump pumps, dehumidifiers, and ventilation solutions according to manufacturer specifications and company standards
- Performs pest exclusion treatments and install preventative measures to minimize insect or rodent infestations
- Maintains accurate service records, documenting inspections, repairs, materials used, and customer interactions
- Communicates findings, recommendations, and preventive maintenance instructions clearly to customers
- Operates and maintains company vehicles, tools, and equipment, including dehumidifiers, pumps, insulation blowers, and hand tools
- Follows all OSHA and company safety procedures, including proper use of personal protective equipment (PPE)
- Attends training sessions to maintain technical skills, product knowledge, and safety compliance
- Reports equipment issues, safety hazards, or unusual crawlspace conditions to management promptly
- Represents the company professionally through punctuality, courteous communication, and a clean appearance
Qualifications
- High school diploma or equivalent
- Valid driver’s license with a clean driving record
- Prior experience in construction, insulation, or crawlspace remediation preferred but not required; training provided
- Knowledge of moisture control, HVAC principles, and pest prevention preferred
- Strong attention to detail and problem-solving skills
- Ability to communicate effectively with customers and coworkers
- Ability to work independently, manage daily schedules, and complete jobs efficiently
Physical Requirements
- Ability to stand, walk, and sit for extended periods
- Frequent bending, kneeling, crawling, and stooping in tight crawlspaces
- Ability to lift, carry, and maneuver materials and equipment weighing up to 75 pounds
- Comfortable working in confined, damp, or low-clearance spaces
- Tolerance for working in varying temperatures and conditions, including heat, humidity, and dust
- Ability to climb ladders and navigate uneven terrain safely
- Must be able to wear required PPE (respirators, gloves, coveralls, knee pads) for extended periods
- Adequate vision and hearing to safely operate equipment and identify structural or pest issues
Work Environment
- Work is performed in residential and commercial crawlspaces, attics, basements, and exterior areas.
- Exposure to dust, moisture, mold, and occasional pest activity.
- Work involves moderate to heavy physical activity and handling of equipment and building materials.
- PPE use is mandatory per OSHA and company policy to ensure worker safety.
