Property Manager - Student Housing

At Percy, we’re building new ways to help talented professionals find meaningful careers in the multifamily industry. We’re currently seeking a high-performing Property Manager willing to relocate to Waco, TX, to lead operations at a 700 bed student housing community.

This is a prime opportunity for an experienced property manager who’s passionate about driving occupancy and leading a successful team. With full control over financials, marketing, and operations, the right candidate will have the autonomy and resources to deliver real impact, backed by supportive ownership and a long-term investment plan.

Responsibilities

• Oversee day-to-day operations of a 700 bed student housing property
• Lead and support a team of leasing, maintenance, and community staff
• Manage property financials, including budgets, NOI, P&L, and variance reports
• Foster a high-performing team culture with an emphasis on accountability and service
• Adapt to a dynamic, start-up-like environment with evolving policies and procedures

Qualifications

• 2 years of experience managing student housing properties
• Strong financial acumen and ability to manage budgets, NOI, and reporting
• In-depth knowledge of leasing and marketing strategies
• Comfortable working in a flexible, start-up-like environment
• Proven ability to lead and support a diverse team
• Willing to relocate to Waco, TX
