This is a prime opportunity for an experienced property manager who’s passionate about driving occupancy and leading a successful team. With full control over financials, marketing, and operations, the right candidate will have the autonomy and resources to deliver real impact, backed by supportive ownership and a long-term investment plan.

Responsibilities
- Oversee day-to-day operations of a 700 bed student housing property
- Lead and support a team of leasing, maintenance, and community staff
- Manage property financials, including budgets, NOI, P&L, and variance reports
- Foster a high-performing team culture with an emphasis on accountability and service
- Adapt to a dynamic, start-up-like environment with evolving policies and procedures
Qualifications
- 2 years of experience managing student housing properties
- Strong financial acumen and ability to manage budgets, NOI, and reporting
- In-depth knowledge of leasing and marketing strategies
- Comfortable working in a flexible, start-up-like environment
- Proven ability to lead and support a diverse team
- Willing to relocate to Waco, TX

- Earn $100k or more in total compensation, including salary and bonuses
- Bonus potential up to 15% annually, paid out quarterly
