POSITION SUMMARY
The Senior Preconstruction Manager is responsible for providing comprehensive preconstruction leadership and project management support throughout the planning, budgeting, and design phases of commercial construction projects. This role serves as a trusted advisor to clients, ensuring informed decision-making through accurate budgeting, estimating, scheduling, and procurement strategies. The Senior Preconstruction Manager collaborates closely with internal stakeholders and external partners to drive successful project outcomes while supporting revenue, margin, and client satisfaction goals.
KEY RESPONSIBILITIES
• Serve as the primary point of contact for clients throughout the preconstruction lifecycle
• Lead coordination between project stakeholders, including strategy, design, project delivery, procurement, and client relations teams
• Manage project budgets through conceptual estimating, quantity take-offs, and progressive cost planning
• Develop accurate pre-contract pricing and cost proposals while protecting project profitability
• Prepare, issue, and manage Requests for Proposal (RFPs) across multiple trade disciplines
• Solicit, evaluate, and level subcontractor and vendor bids
• Review project documentation to ensure alignment between scope, schedule, budget, and contract requirements
• Prepare and maintain project schedules, meeting agendas, minutes, and status reports
• Facilitate internal and external project meetings and provide executive-level project updates
• Monitor design progression and identify opportunities to maintain budget compliance
• Manage contract review and execution processes in coordination with legal and project stakeholders
• Oversee change order pricing and support financial accountability throughout project execution
• Prepare client-facing reports, executive summaries, and project status updates
• Identify project risks and develop proactive solutions to mitigate schedule and budget impacts
• Manage multiple concurrent projects while maintaining high levels of client service
• Delegate and oversee work assigned to Assistant Project Managers and supporting staff
• Support proposal development, fee structures, and service offerings
• Maintain project documentation, invoicing records, and internal administrative processes
• Develop and maintain relationships with consultants, subcontractors, vendors, and industry partners
• Represent the organization at industry events and networking opportunities
• Other duties as assigned
REQUIRED QUALIFICATIONS
• High School diploma or equivalent required
• 5–10 years of experience in project management, owner’s representation, construction estimating, budgeting, or preconstruction services
• Experience supporting commercial interior construction, workplace environments, mixed-use developments, or ground-up construction projects
• Strong understanding of construction documents, drawings, specifications, and design processes
• Demonstrated experience with budgeting, estimating, procurement, and subcontractor management
• Strong financial acumen with the ability to manage project budgets and cost forecasting
• Excellent written, verbal, and interpersonal communication skills
• Strong organizational and multitasking abilities with attention to detail
• Ability to manage multiple projects simultaneously in a fast-paced environment
• Proficiency with Microsoft Office Suite and project management software
• Valid driver's license and ability to travel to project and client locations as required
PREFERRED EDUCATION & CERTIFICATIONS
• Bachelor's degree in Construction Management, Engineering, Architecture, Business, or related field preferred
• Professional certifications such as PMP, CPE, or LEED preferred
• Experience with virtual design and construction (VDC) methodologies
• Proficiency with industry software including SmartSheet, PlanSwift, Autodesk Suite (AutoCAD, Revit, Build, Takeoff), Enscape, BuildingConnected, TradeApp, ProEst, Assemble, RSMeans, and AIA contract documentation
• Experience leading large-scale workplace, corporate interiors, mixed-use, or ground-up construction projects preferred
COMPENSATION & BENEFITS
The compensation range for this role is $70 - $85/hour.
