Realty Resources Management LLC is seeking an experienced and motivated Regional Property Manager to oversee a diverse portfolio of affordable housing communities across New England.

Since 1976, Realty Resources Management has provided professional real estate management services to affordable residential properties. Today, our portfolio includes more than 80 affordable housing developments and over 2,000 apartment homes across Maine, New Hampshire, Massachusetts, New York, and Vermont.

In this leadership role, you will guide property teams, monitor financial and operational performance, support resident relations, and ensure that assigned communities meet company and regulatory standards. What You’ll Do

• Oversee the daily operations and performance of a regional portfolio of affordable housing properties.
• Supervise, train, support, and evaluate site personnel, Resident Service Coordinators, custodial employees, and maintenance team members.
• Establish property goals and monitor occupancy, financial performance, resident satisfaction, maintenance, and regulatory compliance.
• Visit assigned properties regularly to evaluate physical conditions, safety, security, maintenance needs, and capital priorities.
• Support resident recruitment, advertising, leasing, and other efforts to maintain strong occupancy.
• Build positive resident relationships and address concerns, complaints, lease compliance matters, and rejected-applicant appeals.
• Prepare annual property budgets, including rent levels and utility allowances, in collaboration with site personnel and company leadership.
• Review monthly financial statements, annual audits, budget variances, and other property performance reports.
• Manage delinquent rent collection, termination notices, court proceedings, and other legal processes when required.
• Solicit bids, negotiate contracts, select vendors, and oversee maintenance and property-management contractors.
• Review and approve invoices and ensure eligible expenses are reimbursed through replacement reserve accounts.
• Prepare properties and teams for regulatory agency, investor, and financial reviews.
• Participate in inspections and ensure corrective items are resolved promptly.
• Review and process reasonable-accommodation requests in accordance with company policy.
• Respond to property emergencies and assist with insurance claims.
• Support the transition and start-up of newly constructed or acquired developments.
• Maintain a thorough understanding of landlord-tenant laws, affordable housing regulations, company policies, leases, contracts, and financial documents.
• Maintain resident confidentiality and complete required company and regulatory training.

What We’re Looking For

• Thorough experience managing multifamily housing communities.
• Affordable housing experience strongly preferred, including familiarity with LIHTC, HUD, USDA, Project-Based Section 8, or other income-restricted housing programs.
• College degree preferred; equivalent relevant experience will be considered.
• Demonstrated experience selecting, supervising, motivating, training, and evaluating employees.
• Working knowledge of affordable housing laws, eligibility requirements, quality standards, and regulatory agency expectations.
• Experience preparing and monitoring property budgets, contracts, financial reports, and operational plans.
• Knowledge of general accounting principles.
• Strong analytical, negotiation, organization, and problem-solving abilities.
• Excellent written and verbal communication skills.
• Ability to handle sensitive resident and employee matters with professionalism, diplomacy, and sound judgment.
• Ability to work independently while collaborating effectively with company leadership and property teams.
• Proficiency with Microsoft Office and property-management technology.
• Valid driver’s license and the ability to travel regularly among assigned properties.
• Ability to respond effectively to emergency situations involving residents, employees, or property operations.

Physical Requirements

• Ability to sit for extended periods.
• Ability to lift up to 50 pounds.
• Ability to bend, kneel, reach, squat, and climb.
• Ability to travel to and walk through assigned properties, including residential units, common areas, grounds, and maintenance spaces.
