Responsibilities
- Review and interpret complex construction drawings, blueprints, and technical specifications to accurately estimate material requirements, labor costs, and project timelines.
- Prepare detailed cost estimates using estimating software such as HeavyBid and other construction management tools, ensuring accuracy and competitiveness.
- Develop comprehensive project budgets, monitor expenses, and implement cost control measures throughout the project lifecycle.
- Collaborate with clients, subcontractors, suppliers, and internal teams through effective negotiation to secure favorable pricing and contract terms.
- Manage multiple projects simultaneously by coordinating scheduling, tracking progress, and ensuring adherence to deadlines and budgets.
- Conduct site visits to assess project conditions, review blueprints on-site, and verify that work aligns with technical drawings and specifications.
- Utilize Bluebeam for digital markup of plans, document management, and communication with team members.
- Prepare detailed spreadsheets for estimating material quantities, costs, and project schedules while maintaining clear documentation for transparency.
- Review construction contracts thoroughly to understand scope of work, risk factors, and contractual obligations.
- Communicate regularly with clients regarding project status updates, changes in scope or costs, and addressing any concerns promptly.
Requirements
- Proven experience managing construction projects as an estimator or project manager within the commercial construction industry.
- Strong proficiency in estimating software such as HeavyBid or equivalent tools; experience with Xactimate is a plus.
- Excellent blueprint reading skills coupled with the ability to interpret technical drawings accurately.
- Demonstrated expertise in cost management, material cost estimating, pricing strategies, and budget estimation for large-scale projects.
- Skilled in negotiating contracts with clients, suppliers, and subcontractors to achieve optimal outcomes.
- Familiarity with construction management software platforms alongside Microsoft Office Suite (Excel, Word) for documentation and reporting purposes.
- Solid understanding of construction site operations including safety protocols, scheduling, and on-site coordination.
- Ability to read blueprints thoroughly and extract relevant information for accurate estimation of materials and labor needs.
- Strong communication skills for effective client interaction and team collaboration across multiple stakeholders.
- Construction industry experience with a focus on commercial projects; familiarity with contracts and project management methodologies is essential.
