JOB DESCRIPTION SUMMARY – Porter/Groundskeeper
Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members.
JOB DESCRIPTION
Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are always neat and free of litter. Morning and before end of day.
Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
Removes trash from all common grounds, amenities, pool area daily.
Washes down pool area and organize pool furniture/pillows daily to ensure presentation is at its best.
Power wash BBQ areas each Monday and cleans grills.
Clean Elevators (if required) daily.
Completes assigned minor and routine service requests as requested by Service Supervisor and/or Property Manager and assists the make-ready specialist in the turn process.
Change all locks in accordance with the property policy and ensure gates to all pool areas are working according to codes and safety standards.
Distributes notices and communications to residents as necessary.
Clean breezeways/stairs/hallways weekly.
Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others daily.
Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
Complies with Pelican’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
Required Licenses or Certifications: Incumbents must have a valid driver’s license to operate a golf cart on property.
**The hourly range for this position depends on experience**
Knowledge, Skills, Abilities:
- 2 or more years of relevant porter/groundskeeper experience.
- Any certifications are a plus.
- Demonstrated knowledge of the Texas rental laws, Fair Housing, and ADA.
- Must have strong professional verbal and written communication skills.
- Must be able to respond effectively to sensitive inquiries or complaints. Ability to maintain confidentiality required.
- Must be approachable and able to relate to others.
- Highly organized and detail oriented with strong time management.
- Ability to manage multiple priorities, make quick and effective decisions, set and meet goals and consistently meet deadlines. Ability to be flexible and quickly adapt to changing business needs and processes.
