Company Overview

Pegasus Real Estate is a Dallas-based private commercial real estate investment firm focused on acquiring, repositioning, and managing commercial real estate investments in the major metropolitan markets of Texas. The firm’s current holdings include multifamily and light industrial properties.

Pegasus is seeking a motivated, detail-oriented Analyst to join its team in Dallas. This role will support the firm’s investment underwriting, asset management, portfolio reporting, and ad hoc financial analysis efforts. The ideal candidate will have strong analytical skills, a solid understanding of real estate finance, and the ability to work in a fast-paced, entrepreneurial environment.


Position Summary

The Analyst will work directly with senior team members across acquisitions, asset management, and investor reporting. Primary responsibilities will include maintaining and running underwriting models for potential acquisitions and existing portfolio assets, supporting portfolio-level reporting, analyzing asset performance, and assisting with various financial and operational projects as they arise.

This is a strong opportunity for a candidate with 1–4 years of relevant experience who is looking to gain broad exposure to commercial real estate investing, asset management, and portfolio operations at a growing private investment firm.


Key Responsibilities

  • Assist with underwriting potential acquisition opportunities, including financial modeling, market research, rent and sales comparable analysis, debt assumptions and return sensitivity analysis
  • Input, maintain, and run the firm’s underwriting models for new investments
  • Support asset management initiatives across the existing portfolio, including property-level performance tracking, budget-to-actual analysis, leasing/occupancy analysis, capital expenditure tracking, and hold/sell/refinance analysis.
  • Analyze property operating statements, rent rolls, budgets, capital plans, and other asset-level data to identify key trends and performance drivers.
  • Assist with due diligence for potential acquisitions, refinancings, dispositions, and other transaction-related processes.
  • Support special projects across finance, accounting, acquisitions, asset management, and investor relations.


Qualifications

  • 1–4 years of relevant professional experience in commercial real estate, investment banking, private equity, asset management, acquisitions, brokerage, valuation, consulting, corporate finance, or a related field.
  • Bachelor’s degree in finance, real estate, accounting, economics, business, or a related discipline.
  • Strong financial modeling and analytical skills; proficiency in Microsoft Excel is required.
  • Strong attention to detail and ability to work accurately with financial and operational data.
  • Ability to manage multiple projects and deadlines in a lean, entrepreneurial team environment.
  • Self-starter with a strong work ethic, intellectual curiosity, and willingness to take ownership of tasks.
  • Experience with multifamily and/or industrial real estate is preferred but not required.


Compensation

Compensation will be competitive with the market and commensurate with experience. The role may include base salary, discretionary bonus potential, and benefits.
