What are the responsibilities and job description for the Director of Business Development position at Pegasus Park?
Director of Business Development
Pegasus Park | Dallas, Texas
Pegasus Park is seeking a Director of Business Development to help drive the continued growth and activation of one of the nation’s most ambitious life sciences and innovation campuses.
Located in Dallas, Pegasus Park is a 26-acre mixed-use innovation hub focused on advancing life sciences, healthcare, and technology innovation through strategic partnerships, tenant engagement, and ecosystem development. The campus brings together startups, established companies, investors, academic institutions, nonprofits, and community organizations in a purpose-built environment designed to accelerate collaboration and impact.
This role reports directly to the Executive Director and is designed for a highly organized, commercially aware operator who can help translate strategy into execution while supporting tenant attraction, leasing momentum, partnerships, and cross-campus coordination.
This is not a pure sales role, a program management role, or a back-office operations role. The ideal candidate will be equally comfortable advancing business development opportunities, coordinating complex initiatives, managing relationships, and driving accountability across multiple priorities.
Primary Responsibilities
Strategic Business Development & Leasing Support
- Support tenant acquisition and retention efforts aligned with Pegasus Park’s leasing and growth objectives
- Help manage and advance a proactive business development pipeline from active interest through deal progression
- Coordinate follow-through, materials, and internal alignment for prospective tenant opportunities
- Support outreach and relationship development with life sciences companies, strategic partners, and ecosystem stakeholders
- Work closely with brokerage and campus partners to reinforce occupancy and tenant engagement goals
Partnerships & Ecosystem Development
- Build and maintain relationships with startups, investors, academic institutions, healthcare systems, nonprofits, and community organizations
- Support initiatives that strengthen Pegasus Park’s innovation ecosystem and reinforce tenant value
- Represent Pegasus Park at targeted industry events, meetings, and networking opportunities
- Help coordinate partnerships, sponsorships, and strategic collaborations aligned with campus priorities
Execution & Operational Coordination
- Translate strategic priorities into actionable execution plans and coordinated workflows
- Track initiative progress, milestones, and follow-through across multiple concurrent priorities
- Help establish operating cadence, reporting discipline, and accountability frameworks
- Coordinate external partners, consultants, and advisors to ensure alignment and execution discipline
- Support preparation of materials, updates, and presentations for leadership and ownership stakeholders
Programming & Tenant Engagement
- Support development of programming, events, and engagement initiatives that strengthen tenant experience and reinforce retention goals
- Collaborate with marketing and communications teams to support outreach, storytelling, and ecosystem visibility
- Help evaluate initiative effectiveness using KPIs, stakeholder feedback, and performance tracking
Qualifications
Required
- 5–10 years of experience in business development, strategic partnerships, operations, real estate, healthcare, innovation ecosystems, economic development, or related fields
- Demonstrated ability to manage multiple priorities and drive execution across complex initiatives
- Strong relationship management, communication, and organizational skills
- Experience operating in cross-functional or multi-stakeholder environments
- Commercial awareness and comfort supporting external-facing business development efforts
- Bachelor’s degree required
Preferred
- Experience in life sciences, healthcare, innovation districts, mixed-use developments, incubators, accelerators, or entrepreneurial ecosystems
- Familiarity with leasing dynamics, tenant engagement, or occupancy-driven environments
- Experience supporting partnerships, sponsorships, or revenue-generating initiatives
- Exposure to CRM systems, pipeline management, or performance reporting
- Advanced degree preferred but not required
What We’re Looking For
- Execution-oriented and highly disciplined
- Comfortable operating with ambiguity and evolving priorities
- Low-ego, collaborative leadership style
- Strong follow-through and accountability mindset
- Able to balance relationship-building with operational rigor
