Essential Duties and Responsibilities:

Manage project team and assigned accounts for commercial tenant improvement construction projects to ensure quality, schedule adherence, cost control and safety standards that meet or exceeds client satisfaction objectives. Responsible for day-to-day project planning and scheduling, technical direction, resource allocation, project accounting and control.

1. Manage construction projects in working with on-site superintendent on scheduling and quality control, coordinating sub trades; engage with architect and clients to ensure quality, schedule and budget.

2. Manage the construction process throughout all phases of the life-cycle of a project, including estimating, scheduling, subcontracting, construction administration and closeout of mid-size to large tenant improvement or healthcare projects.

3. In conjunction with the Sr. Project Manager, develop strategies to optimize the construction marketplace; become competent with the company’s processes, operations, subcontractors and clients within a specified period of time in order to gain full profit and loss responsibility, and to independently sustain and grow the book of business.

4. Control budget and scope of multiple construction projects; negotiate with subcontractors and clients, and maintain strong working relationships with property owners, managers, and tenants throughout the project.

5. Communicate and inform company executives, clients, architects, project management team about progress and any necessary modification of plans. Conduct project meetings.

6. Conduct final review of project plans, requirements, and specifications; review contract conditions between client and company to ensure compliance with contract terms.

7. Establish, monitor, communicate and maintain project schedules utilizing scheduling software; manage overall budget tracking, job cost review and reporting.

8. Accurately forecasts revenue, profitability and project costs; achieves revenue goals set for projects.

9. Prepare monthly invoices and manage accounts receivable for multiple construction projects.

10. Oversees performance of all trade contractors and reviews architectural and engineering drawings to ensure all specifications and regulations are followed; minimizes exposure and risk by auditing safety standards and quality assurance controls.

11. Perform other duties as required or assigned.

Education and/or Work Experience Requirements:

1. Bachelor’s degree in construction management, engineering, or architecture and at least 5 years’ experience as a project manager, assistant project manager, or senior project engineer in commercial construction, property management, real-estate acquisitions or development.

2. Strong knowledge of construction methods and materials, costing, scheduling, estimating and budgeting.

3. Expertise in the development and execution of schedules, submittals, change orders, project meeting minutes, and activity-specific task lists.

4. Expert knowledge and understanding of construction plans and specifications.

5. Ability to research and understand California Building Code, ASTM technical data, manufacturer’s installation instructions, and fire prevention UL systems.

6. Proficient in Microsoft Office Suite, Microsoft Project, Procore or other estimating, project management and scheduling software.

7. Excellent verbal and written communication, interpersonal and customer service skills.

8. Excellent organization skills, attention to detail and accuracy of work.

9. Ability to work in a fast-paced environment, prioritize workload and meet strict deadlines.

10. Ability to analyze and solve moderately complex problems and deal with a variety of variables; effectively diffuse situations through diplomacy and communication techniques.

11. Ability to provide guidance and direction to project engineers and project coordinators.

12. Ability to establish and maintain effective working relationships with managers, co-workers, clients, subcontractors, and building inspectors.

13. Ability to work both independently and collaboratively; willingness to be flexible and adaptable to changing priorities.

14. Ability to travel regularly to other offices and project sites as needed, possession of a valid California driver’s license. This is an in-office position.

Physical Requirements:

· Ability to safely and successfully perform the essential job functions, with or without reasonable accommodation consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.

· Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards

· Prolonged periods of sitting at a desk and working on a computer.

· Frequent use of hands, rotation of wrists and finger dexterity for computer keyboard; moderate reaching, grasping, pushing/pulling file drawers of 10 – 50 pounds.

· Occasional walking and climbing stairs when visiting job sites/clients; exposure to outdoors, dust, high noise levels, hot and cold weather. PPE is required.

Infrequent kneeling, bending or twisting upper body; lifting 10-20 pounds.

Performance Requirements for advancement to Senior Project Manager:

· Develop a book of work to support multiple direct reports

· Ability to provide guidance, training, direction and supervision to assigned project management team

· Ability to be self-sufficient to oversee project schedules, estimating, project management, invoicing, and client relations

· Able to set goals to drive results on increasing the company’s revenue and profitability

· Proficient understanding of pre-construction efforts to develop risk assessments.

Demonstrate expertise in the development and execution of schedules, submittals, change orders, project meeting minutes, and activity-specific task lists.

Job Type: Full-time

Pay: $115,000.00 - $175,000.00 per year
