**Key Responsibilities:**
- Lead and supervise a team of maintenance technicians, offering guidance and support to ensure efficient and effective completion of tasks.
- Develop and implement a comprehensive maintenance schedule, conducting regular inspections to identify and address any maintenance needs or safety issues.
- Coordinate and execute repairs involving plumbing, electrical systems, HVAC, landscaping, carpentry, and other building systems.
- Manage and maintain an inventory of supplies and equipment, ensuring cost-effectiveness and availability for necessary repairs and maintenance work.
- Respond promptly to maintenance requests and emergencies, prioritizing tasks to minimize inconvenience to residents.
- Collaborate with property management to plan and execute property improvement projects and renovations.
- Ensure compliance with all safety regulations, building codes, and legal requirements.
- Maintain detailed records of all maintenance activities, including repairs, inspections, and preventive maintenance schedules.
**Qualifications:**
- High school diploma or equivalent; additional relevant certifications and/or technical training is preferred.
- Proven experience in apartment maintenance or a related field with at least 3 years in a supervisory role.
- Strong knowledge of building systems, including HVAC, plumbing, and electrical.
- Excellent problem-solving skills and attention to detail.
- Ability to work independently, prioritize tasks, and manage time effectively.
