Company Overview:

 PCP is a multifamily development company focused on land acquisition, development, and long-term holdings in high-growth lifestyle markets. As we continue to grow, we are seeking a skilled Regional Property Manager to join our team. The ideal candidate will be responsible for overseeing the management and profitability of a portfolio of multifamily properties. 

Key Responsibilities:

  • Develop annual operating budgets, business plans, and marketing strategies.
  • Maximize the financial performance of the properties, including preparation and review of financial statements, property activity reports, and other performance data to insure high property performance.
  • Oversight of operations to maintain the physical integrity of assigned communities including make ready turns, capex improvements, common area maintenance and overall preventative maintenance.
  • Frequently visit and inspect sites.
  • Prepare owner reporting packages weekly, monthly, quarterly, and annually.
  • Monitor/analyze monthly financial performance, rent variations, and maintain market intelligence. 
  • Communicate pertinent information and issues with ownership. 
  • Assure compliance with company policies through ongoing oversight and periodic audits.
  • Review and inspect all Capital Replacement Plans. 
  • Assure adherence to all government regulations including Fair Housing, Equal Employment Opportunity, ADA, OSHA, and Plaintiff Liability. 
  • Recruit and Retain site employees, ensure training benchmarks are met and provide company culture guidance through employee engagement.
  • Monitor Marketing plans and adjust as necessary. 
  • Oversee resident relations, retention, social media objectives and online reputation management.
  • Oversee the property teams in all activities related to occupancy, collections, delinquency, accounts payable and receivable, income, and expense maximization.
  • Improve properties through recommendations on best practices, and processes and procedures.
  • Risk management, safety standards and employee and resident liability. 
  • Supervise all aspects of the lease up efforts. 
  • Review Leasing & occupancy activity to meet budget/ proforma expectations. 
  • Review and approve resident retention and renewal programs. 
  • Assist in forming company policies and procedures, KPI tracking processes, systems implementation, and all functions to support property and team performance

Qualifications:

  • Minimum of 5 years of experience as a Property Manager or Regional Manager
  • CPM or CAM Preferred
  • Strong knowledge of Microsoft 365 environment and experience with OneSite property management system is highly desirable.
  • Ability to quickly learn new technologies.
  • Must have thorough knowledge of budgeting and financial management, including strong excel skills.
  • Ability to train, develop, lead and mentor.
  • Superior written and verbal communication skills.
  • Strong leadership and strategic thinking skills.
  • Strong troubleshooting and problem-solving and strategic thinking skills. 
  • Ability to balance multiple projects at once with an understanding of all business considerations for each property.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple projects and priorities.
  • Significant travel required.
