About the Role
The Property Controller will be based in PIRE’s Atlanta headquarters and will play a critical role in the financial operations of the property portfolio. This position reports directly to the Chief Financial Officer and will require close collaboration with the Corporate Controller, Director of Property Management, and Vice President of Asset Management.
Key Responsibilities
- Oversee all property accounting functions for PIRE’s building portfolio and property owners associations (POAs)
- Review and administer the processing of property level payables, receivables and application and tracking of charges to tenant ledgers
- Periodic review of property-level financials, including general ledger review, variance analysis, AR aging, and property payables
- Financial statement preparation and annual tax filings for the POAs
- Partner closely with Property Management and Asset Management teams to support budgeting, forecasting, reforecasts, and operational decision-making
- Oversee annual operating budgets and CAM budgets; review year-end CAM reconciliations and tenant billings
- Optimize and enhance property accounting processes, with a focus on Yardi utilization, system controls, and workflow efficiencies
- Involved in the processing of property tax bills and collaborating with Asset Management in the appeal process
- Supporting the administration of PIRE’s insurance program, including property allocations, billings, and endorsements
- Serve as the primary accounting resource for acquisitions, dispositions, and development underwriting, which includes operating expense estimates, prorations, CAM reconciliations, and transition coordination
- Support audit, tax, and loan compliance processes by preparing schedules and reports as needed
- Maintain and enhance internal controls related to property accounting, AP, AR, and Tenant onboarding
- Provide leadership, mentorship, and technical guidance to property accounting staff as the platform continues to scale
- Assist with ad hoc financial analysis and special projects as requested by the Chief Financial Officer
Qualifications
- Bachelor’s degree in Accounting or a related field
- Minimum of 3–5 years of accounting experience, with significant exposure to commercial real estate property accounting
- Prior experience overseeing property accounting for industrial, office, or retail real estate portfolios preferred
- Strong technical knowledge of commercial real estate accounting, including CAM reconciliations and property budgeting
- Proficiency in Microsoft Excel, Word and Outlook. Preferred experience with Yardi
- Demonstrated ability to lead, mentor, and develop accounting staff
- Strong analytical, organizational, and problem-solving skills with exceptional attention to detail
- Ability to collaborate effectively across departments, including Property Management, Asset Management, Development, and Executive Leadership
- Excellent communication skills, both written and verbal, with the ability to present financial information clearly to non-accounting stakeholders
