Temporary Superintendent

Summary/Objective: The Temporary Superintendent is responsible for overseeing maintenance of the building, grounds, exterior perimeter, and mechanical systems on a temporary basis. This position reports directly to the Property Manager and requires a high level of accountability, reliability, and ownership. This is a temporary assignment created to provide interim maintenance coverage and may conclude based on operational needs.
Classification: Non-exempt (eligible for overtime); Non-Union
Location: Bronx, Brooklyn, Queens & Long Island
Essential function/Responsibilities: duties include but are not limited to the following
- Perform hands-on repairs and adjustments (including plumbing, carpentry, painting, electrical, and general maintenance work).
- Clean public spaces including the front of the building, yards, steps, entrance hall, etc.
- Maintain appliances, equipment and inventory of supplies.
- Ensure adherence to regulations regarding garbage removal.
- Conduct daily, weekly and monthly physical inspections of common areas as well as move?in and annual inspections of units.
- Review work order requests from property management staff and residents to ensure that maintenance issues are being solved promptly.
- 40 hours with the responsibility of answering after hours calls.
Pay Range: $22.00
Requirements:
- Must have at least five (5) years maintenance experience.
- High School diploma or GED preferred.
- Prior supervisory or leadership experience is a plus but not required.
- Certifications in HVAC, boiler, sprinkler, or plumbing are a plus.
- Demonstrate solid working knowledge of painting, electrical wiring, plumbing, carpentry, appliance service and repair, and the safe operation of power tools and machinery.
- Experience working with older building infrastructure strongly preferred.
- Must possess strong customer service skills to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings.
- Ability to manage multiple tasks and deadlines while maintaining control over assigned projects and adapting to changing priorities.
- Ability to diagnose and repair equipment or appliances located in hard-to-reach areas, such as under counters, behind walls, or above ceilings.
- Capable of safely moving and maneuvering heavy equipment, appliances, supplies, and tools as needed.
- Experience in a skilled trade such as electrical, plumbing, or HVAC is preferred.
- Knowledge of REAC standards and inspection requirements required.
- Due to the physical nature of the role, must be able to lift, bend, stoop, climb, and reach, and lift up to 50 pounds as needed.
