The Lien Clearance Specialist is responsible for identifying, researching, and resolving property liens, judgments, and encumbrances to ensure clear title prior to closing or transaction completion. This role requires strong attention to detail, communication, and problem-solving skills to coordinate with lenders, title agents, attorneys, and public offices to secure and document lien releases.
Key Responsibilities:
- Review title commitments, payoff statements, and public records to identify liens, judgments, or other title issues.
- Contact lienholders, financial institutions, and government agencies to request and obtain lien releases, satisfactions, or subordinations.
- Verify accuracy and completeness of lien release documentation before recording.
- Coordinate with title officers, escrow agents, and internal teams to resolve title defects prior to closing deadlines.
- Maintain detailed records and tracking logs of lien clearance status and communications.
- Ensure all releases are properly recorded with the appropriate county or recording office.
- Research and reconcile payoff discrepancies or unreleased liens from prior transactions.
- Adhere to company policies, compliance standards, and applicable state/federal regulations.
- Provide exceptional customer service to internal and external stakeholders.
- Support continuous process improvement in lien clearance procedures.
Qualifications:
- High school diploma or equivalent required; Associate’s or Bachelor’s degree preferred.
- 2 years of experience in lien release, title clearance, mortgage servicing, or related real estate or lending field.
- Strong knowledge of lien and title terminology, payoff processes, and recording requirements.
- Familiarity with county recording offices and e-recording platforms.
- Experience with residential and/or commercial real estate transactions.
- Understanding of compliance and regulatory requirements for lien releases.
- Excellent verbal and written communication skills.
- Strong organizational skills and attention to detail.
- Proficient in Microsoft Office Suite and title production software (e.g., SoftPro, RamQuest, ResWare, etc.).
- Ability to manage multiple priorities and meet strict deadlines.
