Job Overview
We are seeking a dynamic and experienced Maintenance III/Supervisor to lead our maintenance team. Coordinate maintenance and repair operations for a non-profit housing portfolio serving low-income residents in Paso Robles. Ensure safe, habitable, code-compliant properties, timely turnover of units, preventative maintenance, and strong resident service while adhering to organizational mission and budget constraints.
Duties
· Supervise daily maintenance operations for multiple residential properties: assign work, train staff, set schedules, and conduct performance reviews.
· Perform, inspect, and coordinate repairs: plumbing, electrical, HVAC, carpentry, painting, appliance, roofing, landscaping, and other building systems.
· Oversee preventative maintenance program: develop schedules, log work orders, and ensure timely completion to extend asset life and reduce emergency repairs.
· Manage tenant service requests and emergency calls (on-call rotation) prioritize, respond professionally, document actions, and ensure resident safety.
· Prepare vacant units for re-rental: coordinate turnovers, estimate materials/labor, ensure units meet standards and ADA/accessibility requirements.
· Maintain accurate records: work orders, inventories, maintenance logs, vendor contracts, inspection reports, and regulatory compliance documentation.
· Budgeting and cost control: track maintenance expenses, recommend cost-saving measures, and assist with annual maintenance budget preparation.
· Vendor and contractor management: solicit bids, schedule and supervise contractors, review invoices, and ensure quality and contract compliance.
· Ensure regulatory compliance and safety: conduct regular property inspections address code violations, maintain safety programs (OSHA), and adhere to USDA, HUD/state/local housing regulations applicable to affordable housing.
· Inventory and supplies: maintain parts/equipment inventory, order supplies, and secure competitive pricing while staying within nonprofit procurement policies.
· Facilities and grounds stewardship: supervise landscaping, pest control, snow, and common-area upkeep to preserve community appearance and resident satisfaction.
· Support resident relations and non-profit mission: communicate respectfully with residents, report habitability concerns to management, and support programs that promote stable housing.
· Training and development: train staff on maintenance best practices, safety, and customer service; maintain certifications and encourage staff certifications.
· Special projects: manage capital improvement projects, accessibility upgrades, energy-efficiency retrofits, and grant-funded work when assigned.
Experience
· Education: High school diploma or GED required; vocational certificate, technical school, or associate degree in building trades, construction management, or related field preferred.
· Experience: 3–5 years of residential/commercial maintenance experience with at least 1-2 years in a supervisory role; affordable housing or property management experience preferred.
· Technical skills: Proficient in general trades (plumbing, electrical, HVAC, carpentry, painting); ability to diagnose systems and read blueprints.
· Certifications/Licenses: Valid California driver’s license required; and relevant trade certifications preferred.
· Computer skills: Comfortable using YARDI property management software and work order systems, Microsoft Office (Word/Excel), and electronic communication
· Physical requirements: Ability to lift 50 lbs, climb ladders, work in confined spaces, and perform physical tasks required for building maintenance.
· Interpersonal: Strong communication, problem-solving, organizational, and customer-service skills; culturally competent and able to work with diverse, affordable populations.
· Background: Must pass criminal background check; drug testing may be required.
Pay: $30.00 - $36.00 per hour
