General Purpose:
The Maintenance
Director will oversee Maintenance and regulatory compliance aspects of the
Long-Term Care Nursing facility, must have excellent communication skills and
basic computer skills. including service of electrical and mechanical systems;
maintenance of equipment, physical plant, utilities, and grounds. Must be
hands-on and have the ability to paint sheetrock, work with minor electrical and
plumbing repairs, replace toilets, and much more. This job also requires some
night and weekend on-call for repairs and items like night fire drills.
RESPONSIBILITIES:
- Coordinates compliance with local, state and federal building codes,
SDS, OSHA, EPA regulations, and fire codes. Guided by online regulatory
compliance program.
- Coordinates with contractors and vendors, to ensure regulatory tasks are
completed on schedule and repairs are done in a timely fashion. making sure vendor
insurance and licenses are current.
- Conducts regular inspections of life safety systems, that are not
required to be done by outside vendor
- Oversees necessary repairs and maintenance in rooms and common areas
including ensuring rooms are ready for new admissions.
- Ensures the outside of the property is maintained, including
landscaping, snow removal, and garbage/trash removal. Coordinate with vendors.
- Maintains inventory control for all general supplies, parts and
equipment for necessary repairs and maintenance. Places order with purchasing
for needs of the department.
- Maintains all required documentation for compliance with regulations
- Assesses all plumbing and electrical problems within the community and
determines the best course of action to correct the problem. Works within the
legal scope of local and state codes. To ensure timely repairs.
- Reviews safety data sheets (SDS) as requested for potential exposure to
hazardous chemicals used and take necessary precautions
- Responds appropriately to resident or community emergencies by assisting
as needed
- Manages the online preventive maintenance and compliance program to
ensure it is kept up with and properly documented.
- Directs the maintenance and operations of various facility systems to
ensure uninterrupted service. Covered systems may include electrical,
refrigeration, water and Life safety
systems.
- Assists with departmental budget, vendor estimates and costs of specific
repair projects
- Hires and trains
maintenance staff. interviewing & selection of maintenance personnel
- Maintains department schedule to ensure adequate staffing.
- Responsible for yearly written evaluations of all department employees.
- Moves furniture,
equipment, etc. as needed.
- Ensure that staff is providing a safe environment for The Facility and its Residents.
- Other duties as assigned.
QUALIFICATIONS:
EDUCATION /
EXPERIENCE:
- in supervisory
positions in Maintenance and/or Environmental Services
- Extensive knowledge of building systems such as plumbing, electrical,
and HVAC
- Ability to identify issues and determine repairs and maintenance
schedules for building systems
- Excellent management and supervisory skills
- Proficient with Microsoft Office Suite or similar software
- Understanding of OSHA and EPA regulations as they pertain to facility
operation and maintenance in nursing care facilities
SUPERVISORY
RESPONSIBILITIES:
- Oversees, schedules and coordinates daily work assignments of
maintenance staff.
