Position Summary
The Commercial Partnerships Manager drives asset performance and revenue growth across PMC’s Commercial Parking portfolio by identifying strategic opportunities, strengthening external partnerships, and executing operational enhancement initiatives.
This role focuses on maximizing asset utilization, enhancing customer experience, and developing value-driven relationships with property owners, vendors, local businesses, and regulatory stakeholders. With a commercial and hospitality-driven mindset, this position identifies underutilized opportunities, manages improvement projects, and delivers measurable performance impact across the Nashville market.
Essential Duties And Responsibilities
Asset Performance Optimization
Evaluate parking asset performance including occupancy trends, rate positioning, event utilization, and competitive market conditions. Identify and implement revenue-enhancing strategies such as dynamic pricing support, monthly parking growth initiatives, event-based optimization, and utilization improvements. Collaborate with operations to improve yield per space and reduce operational inefficiencies.
Partnership Development
Build and maintain strong working relationships with property owners, commercial tenants, developers, event organizers, hospitality groups, and municipal stakeholders. Identify partnership opportunities that increase traffic, improve brand presence, and enhance asset value.
Vendor & Project Coordination
Coordinate third-party vendors including signage providers, technology vendors, maintenance contractors, and marketing partners. Oversee timelines, deliverables, and installation schedules to ensure projects are executed efficiently and within budget.
Site Enhancement & Usability
Lead site improvement initiatives including signage upgrades, wayfinding improvements, branding implementation, lighting coordination, and customer flow enhancements. Ensure compliance with company standards and local regulations.
Market Intelligence & Expansion Support
Monitor Nashville market trends including development activity, zoning changes, competitive rate shifts, and major event schedules. Provide strategic recommendations based on data analysis and field .observation. Support due diligence efforts for new asset acquisition or management opportunities.
Reporting & Performance Tracking
Track initiatives, ROI, and operational impact. Develop performance summaries highlighting revenue improvement, occupancy trends, and partnership effectiveness. Provide regular updates and strategic recommendations to leadership.
Flexible Task Support
Collaborate cross-functionally with Sales, Operations, Marketing, and Finance to support growth initiatives, campaign launches, and asset activation strategies.
Continuous Learning
Stay informed on parking technology, digital payment trends, competitive offerings, and hospitality service standards to continuously elevate asset performance and partnership strategy.
Additional Responsibilities
Other tasks may be assigned as needed to support the company’s overall operational and financial objectives. Management is expected to remain flexible and responsive to evolving business needs. Attend required staff meetings and complete assigned training modules in a timely manner.
Knowledge and Critical Skills/Expertise
A valid driver’s license and reliable transportation are required for this role, along with maintaining an acceptable motor vehicle record with no more than three moving violations within a three-year period. Candidates must also pass and maintain a clean background check. No special certifications are required for this position.
Work Environment
This role includes both indoor and outdoor work environments, with frequent time spent at parking facilities, commercial properties, and partner locations. Exposure to outdoor weather conditions—including heat, cold, humidity, and wet conditions—is expected. Regular communication with internal teams, vendors, and partners is required.
Physical Demands
Requirements may include extended periods of standing and walking during site visits, as well as the ability to lift moderate weights when necessary.
