Description

Summary: Responsible for the maintenance and trades support of facilities throughout the Park District of Highland Park. Provides supervisory and hands-on oversight for quality and safety of buildings and mechanicals. Performs basic and complex facility maintenance in coordination with a team of skilled Trades employees. Delegates work tasks and provide hands-on technical guidance and training for staff.

Essential Duties and Responsibilities:

•    Oversee the quality and safety of buildings and mechanicals, by performing basic and complex facility maintenance throughout the district in coordination with a team of Facility Maintenance II Trades employees.
•    Plan, assign, and supervise the daily activities of skilled trades employees.
•    Coordinate repair and maintenance activities to minimize operational disruptions.
•    Inspect work in progress and completed projects to ensure compliance with safety standards, specifications, and quality expectations.
•    Develop and maintain preventative maintenance schedules and ensure timely completion of assigned tasks; assist with developing and maintaining procedures.
•    Assist with maintaining task input and assignment through a computer-based work order system and updating management on progress of projects.
•    Provide hands-on technical guidance and training for staff.
•    Monitor and maintain inventory of tools, equipment, and materials.
•    Collaborate with other departments and outside contractors to plan and execute facility projects (Fire Alarm, Sprinkler, Entry Alarms, etc.).
•    Ensure adherence to safety procedures and participate in safety training and inspections.
•    Provide input in the development of the annual and five-year capital replacement plan strategy for district locations; assist with controlling expenditures for assigned areas. 
•    Maintain accurate records, reports, and documentation related to maintenance activities.
•    Inspect facilities and equipment for deterioration or impending failures; analyzes failures, then documents faults, determines causes and prescribes repair and/or improvement modifications, as necessary.
•    Create and manage employee schedules to support program areas; assign employees to work various shifts as needed; manage time off requests.
•    Review and approve employee timecards; verify hours worked, manage overtime, coordinate with employees to resolve timecard discrepancies.
•    Consult with Facilities Maintenance Manager and Compliance and Risk Manager to ensure efficient operation of the structural, electrical, HVAC, plumbing, security, communication, sprinkler, and fire detection systems.
•    Assist with coordination of requisitions for the necessary repair of equipment and machines, repair parts and contractor services to effectively meet equipment modifications or installation needs.
•    Be available for minor emergencies during off hours.
•    Perform routine checks/maintenance of the mechanical systems at indoor and outdoor (in-season) pools and indoor and indoor Ice Arena on a daily basis to ensure proper system operation.
•    Responsible for performing on-site project management of various construction and Building improvement projects.
•    Assist with general maintenance tasks, like painting and cleaning, as needed.
•    Performs other duties as assigned.
 

Supervisory Responsibilities: Directly supervises four (4) full-time trades employees. Participate in hiring, training and onboarding staff; provides ongoing supervision, coaching and professional development; conducts performance reviews and corrective action as needed; ensures staff compliance with policies, procedures and customer service standards; assists in the development of team goals and fosters a positive, inclusive work environment.

Qualifications


Education/Experience: High school diploma or equivalent. Must be at least 18 years of age. At least four (4) years related experience and/or training with completion of technical or trade school program; or equivalent combination of education and experience. At least one (1) year of supervisory experience is required. Trade school certificate or licensure in at least one (1) of the following – Electrician, HVAC, Plumber, Mechanical Systems/Pump.


Required Skills/Abilities:

•    Use hand tools and required trades equipment.
•    Ability to use work order management and maintenance tracking systems.
•    Ability to work flexible hours, including evenings and weekends as needed.
•    Ability to work independently and manage time efficiently.
•    Ability to follow written and verbal instructions.
•    American Red Cross CPR/AED Certification
•    Valid Driver’s License


Classification: Full-time, Non-exempt


Wage Range: $34.08 - $39.20 per hour

Working Conditions: While performing the duties of this job, the employee will perform physical labor as well as sit for periods of time. Work is primarily performed indoors in facilities but may also include occasional outdoor tasks. The employee is frequently exposed to moving mechanical parts, fumes or airborne particles and vibration. The employee is occasionally exposed to high, precarious places, risk of electrical shock and vibration. The employee may be exposed to chemicals, dust, odors, and potentially slippery surfaces. The noise level in the work environment is usually moderate to loud.
