General Responsibilities
- Work closely with clients, subcontractors, and internal team members to meet deadlines on projects in an efficient manner
- Conduct research as needed to assist in project decision making.
- Train and work with internal teams to help create efficient and sustainable build practices
- Project Planning and Pre-Construction
- Developing Project Schedules: Creating detailed schedules that outline the entire construction process, including milestones for each phase.
- Budgeting and Cost Control: Preparing initial cost estimates, Subcontractor outreach developing Qualifications and Assumptions, managing project budgets, and tracking expenses to ensure the project stays within financial constraints.
- Permitting and Compliance: Ensuring all necessary permits and approvals are obtained before construction begins, and that the project complies with local, state, and federal regulations, including zoning laws, building codes, and environmental requirements.
- Site Selection and Preparation: Coordinating with developers, architects, engineers, vendors and Subcontractors to prepare the construction site.
- Team Coordination and Communication
- Hiring and Managing Subcontractors: Selecting and overseeing subcontractors (e.g., for plumbing, electrical, HVAC, etc.), ensuring they are on schedule, and meeting quality standards.
- Vendor and Supplier Management: Coordinating with suppliers for materials and equipment, ensuring timely deliveries, and managing relationships with vendors.
- Stakeholder Communication: Serving as the main point of contact for clients, investors, architects, engineers, and local authorities. Regularly updating stakeholders on project progress.
- Team Leadership: Leading a team that may include assistant project managers, field supervisors, and other construction staff. Ensuring team members are aligned with the project goals and timelines.
- On-Site Management
- Overseeing Daily Operations: Ensuring that construction activities are proceeding as planned, managing schedules, and addressing any delays or disruptions.
- Safety and Risk Management: Enforcing safety protocols on-site to reduce the risk of accidents and injuries. Ensuring compliance with OSHA standards and other safety regulations.
- Quality Control: Monitoring the quality of construction work to ensure it meets design specifications and industry standards. Addressing issues that may arise in quality control or construction defects.
- Change Orders: Managing any changes to the project scope or design, ensuring changes are properly documented, and assessing their impact on budget, timeline, and scope.
- Progress Tracking and Reporting
- Progress Monitoring: Regularly reviewing the progress of the project against the original schedule, identifying any issues or delays that need to be addressed.
- Cost Tracking: Tracking expenses and managing costs throughout the project lifecycle, ensuring that the project does not exceed its budget. Monthly budget forecasting, change order negotiation and execution.
- Reporting: Providing regular updates and reports to stakeholders, including the client, senior management, and other parties involved.
- Problem-Solving and Decision Making
- Troubleshooting Issues: Identifying and resolving problems that arise on-site, whether they are logistical, technical, or related to subcontractors.
- Risk Mitigation: Identifying potential risks to the project (e.g., delays, budget overruns, safety concerns) and developing strategies to mitigate these risks.
- Project Closeout
- Final Inspections and Punch List: Coordinating final inspections and creating a punch list of items to be completed or fixed before project handover.
- Commissioning and Handover: Ensuring all systems (HVAC, plumbing, electrical) are fully operational, conducting final walkthroughs, and preparing for the handover of the building to the owner or property management.
- Post-Construction Review: Analyzing project performance post-construction, including budget adherence, timelines, and lessons learned for future projects.
- Sustainability and Environmental Concerns
- Green Building Practices: Overseeing the implementation of sustainable building practices (e.g., energy-efficient designs, use of sustainable materials) if applicable and ensuring compliance with green certifications such as LEED or similar.
- Waste Management: Ensuring proper waste disposal practices are in place and that construction debris is handled in an environmentally responsible manner
- Experience in the Multi Family construction industry is required.
- Construction Knowledge: Deep understanding of construction processes, building codes, and technical specifications.
- Project Management Tools: Familiarity with software like Procore, MS Project for tracking progress, budgets, and timelines.
- Leadership: Strong leadership skills to manage large teams and multiple stakeholders.
- Demonstrates initiative through proactively acting and setting deadlines for completion
- Problem-Solving: Ability to address and resolve unforeseen issues quickly and efficiently.
- Communication: Excellent written and verbal communication skills to coordinate with all parties involved and report progress clearly
- Ability to multitask and adjust to changing priorities
- Proficiency in Microsoft Office
- Detail-oriented with excellent problem-solving skills
- Ability to work independently as well as part of a team
- Ability to travel to jobsites, including out of State on a regular basis
