The Facilities & Maintenance Manager is responsible for the day-to-day operational reliability of our window manufacturing facility — keeping equipment running, the building maintained, and the maintenance team performing at a high level. This is a hands-on leadership role for someone who is equally comfortable directing a team and picking up a wrench when the situation calls for it. The right candidate will build and develop a skilled maintenance crew, drive a proactive PM program, and partner with production to eliminate downtime and improve facility performance. This position is central to our ability to deliver a quality product, safely and on schedule. This position reports to the VP of Operations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

·                     Identify and champion opportunities to improve facility efficiency, reduce operating costs, and increase production reliability

·                     Track and report on key maintenance KPIs including equipment uptime, downtime costs, PM completion rates, and maintenance spend.

·                     Set clear performance expectations; provide regular coaching, feedback, and training on equipment troubleshooting, repair standards, and safe work practices.

·                     Coordinate daily work assignments and coverage schedules to ensure maintenance support is available when the facility is operating.

·                     Respond to equipment breakdowns with urgency; lead root cause analysis and implement corrective actions to prevent recurrence.

·                     Maintain and improve systems documentation including PMs, schematics, machine specs, and standard operating procedures.

·                     Manage spare parts inventory and vendor relationships to ensure parts availability without excess carrying cost.

·                     Perform hands-on mechanical, electrical, pneumatic, and hydraulic work as needed alongside the team.

·                     Oversee general facility maintenance including building systems, utilities, and grounds.

·                     Plan and manage equipment upgrades, installations, and improvement projects — from scoping through completion — on time and within budget.

·                     Collaborate with contractors, vendors, and internal stakeholders to execute capital and facility projects effectively.

·                     Ensure all maintenance and facility activities comply with OSHA regulations, company safety policies, and applicable environmental requirements.

·                     Take on additional operational projects as assigned

JOB REQUIREMENTS

·                     Bachelor’s degree in Mechanical, Electrical, Industrial Engineering, or related field preferred; equivalent technical training/experience will be considered.

·                       5 years of experience in a manufacturing or industrial maintenance role (window/door or building products experience a plus).

·                      Strong knowledge of mechanical, electrical, pneumatic, and hydraulic systems.

·                      Experience with CMMS (Computerized Maintenance Management Systems) preferred.

·                      Excellent troubleshooting, problem-solving, and project management skills.

·                      Strong communication and leadership skills; able to collaborate effectively with cross-functional teams.

·                     This is an on site position. Expected to be present and available when the facility is operating, this includes potential weekend coverage if the need arises. 

·                     Relocation assistance is not available for this role.

PHYSICAL DEMANDS AND WORKING CONDITIONS

While performing the duties of this job the employee must be able to work inside, occasionally work protracted or irregular hours, this position will work closely with others in addition to working alone.
