Position Summary
The Service Technician is responsible for maintaining the physical condition, safety, and appearance of the community. This position performs routine maintenance, repairs, preventative maintenance, and apartment turns while providing excellent customer service to residents and supporting the overall operation of the property.
The Service Technician helps ensure that apartment homes, buildings, amenities, and grounds are maintained in accordance with Panther Residential Management standards and applicable safety requirements.

Service Technician

The Service Technician helps ensure that apartment homes, buildings, amenities, and grounds are maintained in accordance with Panther Residential Management standards and applicable safety requirements.
Essential Functions
Maintenance and Repairs
- Complete service requests in a timely and professional manner.
- Diagnose maintenance issues and perform repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building maintenance.
- Perform preventative maintenance on equipment, buildings, and community systems.
- Troubleshoot maintenance concerns and determine appropriate corrective action.
- Ensure all work is completed safely and in compliance with company policies and applicable codes.
- Prepare vacant apartment homes for new residents by completing inspections, repairs, cleaning coordination, and final quality checks.
- Complete punch-list items and ensure apartment homes meet company standards prior to move-in.
- Coordinate with vendors and contractors when necessary to support turn activities.
- Assist in maintaining the overall appearance of the community, including grounds, common areas, breezeways, amenities, and parking areas.
- Perform general property upkeep, including pressure washing, trash removal, painting, and minor landscaping support as needed.
- Identify and report conditions that may impact safety, curb appeal, or resident satisfaction.
- Follow all company safety policies and procedures.
- Participate in required safety meetings and training programs.
- Immediately report accidents, injuries, property damage, and unsafe conditions.
- Maintain compliance with OSHA requirements and other applicable regulations.
- Provide courteous, professional service to residents, team members, vendors, and guests.
- Communicate effectively regarding service requests and maintenance concerns.
- Respond to maintenance issues with a sense of urgency while maintaining a positive resident experience.
- Represent Panther Residential Management in a professional manner at all times.
- Accurately document completed work orders and maintenance activities.
- Maintain organized inventory, tools, and maintenance supplies.
- Notify management of supply needs, equipment concerns, or significant maintenance issues.

Qualifications
Education And Experience
- High school diploma or equivalent required.
- Technical training, trade school education, or maintenance certifications preferred.
- Previous apartment maintenance, facilities maintenance, building maintenance, or related experience preferred.
- Equivalent combinations of education and experience may be considered.
- Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and general maintenance practices.
- Ability to safely operate maintenance tools and equipment.
- Ability to diagnose problems and perform repairs efficiently.
- Strong customer service and communication skills.
- Ability to prioritize multiple tasks and work independently.
- Basic computer skills and ability to utilize property management and work order systems.
- EPA Type I and II or Universal Certification preferred or required based on property needs.
- Any licenses or certifications required by state or local jurisdiction must be maintained.
- Valid driver's license and reliable transportation may be required.
- Ability to participate in an on-call rotation, including evenings, weekends, and holidays.
- Occasional travel to other company properties may be required.
