Regional Manager

Panco Operations is currently seeking an experienced Regional Manager to oversee the fiscal performance, market development, and personnel management of a multi-property portfolio. This individual will be responsible for the successful daily financial, administrative, and maintenance operations across the portfolio while upholding Panco’s high standards and ensuring exceptional customer service.
The Regional Manager will directly supervise the Property Managers and play a key role in the professional development of onsite teams. This position reports directly to the Regional Vice President.

Regional Manager Key Responsibilities
- Oversee the overall financial performance of regional assets.
- Develop and manage annual budgets and asset management business plans.
- Report monthly budget variances and provide actionable strategies to meet financial goals.
- Ensure compliance with Panco policies and procedures (invoice processing, coding, approvals, online reputation management, timely unit turns, work order completion rates).
- Visit all assigned properties weekly to review KPIs and assess property conditions.
- Perform quarterly property inspections to ensure operational compliance.
- Support revenue management strategies, including Yield Star pricing, and train property managers on pricing approvals.
- Lead employee relations efforts, including hiring, onboarding, reviews, counseling, and performance management.
- Manage commission submissions and quarterly bonus reports.
- Approve large-scale projects requiring three or more vendor bids.
- Handle escalated resident issues that go beyond the property manager.
- Research and support new acquisitions following current onboarding procedures.
- Conduct property tours for potential or current investors.
- Train managers on bank inspections and leadership practices.
- Be a visible, accessible resource to all team members in the region.
- Assist with variance reporting and budget preparation.
- Participate in team-building activities and regular performance calls.
- Attend monthly corporate meetings and adapt to regional or portfolio changes as needed.
- 3–5 years of experience in multi-family property management as a Regional Manager.
- Strong knowledge of financial reporting, analysis, and apartment revenue management.
- Ability to create and manage budgets and interpret financial reports.
- Proficiency in Microsoft Office, calendar management tools, and property management software.
- Proven leadership and team-building skills.
- Strong analytical and problem-solving abilities.
- Working knowledge of local, state, and federal housing regulations.
- Willingness and ability to travel to properties weekly.
- Excellent verbal and written communication skills.
- Flexibility to work weekends and respond to emergencies as needed.
- Successful completion of background and drug screening prior to employment.
