What are the responsibilities and job description for the Traveling Property Manager position at Pacifica Residential?
We are currently seeking an experienced Property Manager to oversee multiple residential properties across various locations. The ideal candidate will have at least 3 years of property management experience and 2 years in a supervisory role. This role requires a positive, energetic personality, a strong work ethic, and the ability to adapt quickly to different properties and communities. As a Traveling Property Manager, you will be responsible for increasing net operating income through effective leasing, minimizing expenses, maximizing market rents, and ensuring high occupancy levels.
Responsibilities:
- Maintain 95% occupancy or meet budgeted occupancy goals for all assigned properties.
- Ensure compliance with company policies regarding guest card completion, follow-up, and data entry into property management software.
- Monitor and manage leasing activities to achieve the highest closing ratios, exceeding company minimum requirements.
- Continuously evaluate and find ways to reduce operating costs across properties.
- Communicate with the Accounts Payable Clerk to ensure bills are paid on time for all properties.
- Maintain knowledge of market conditions and competitors in each assigned area to adjust pricing and leasing strategies accordingly.
- Ensure compliance with company policies, Fair Housing Laws, and accurate record-keeping.
- Prepare and participate in monthly financial reviews, creating variance reports and narratives for ownership.
- Manage and lead property staff, ensuring effective teamwork and performance.
- Conduct property inspections, both interior and exterior, to ensure maintenance and presentation standards.
- Ensure properties meet rent-ready quality standards for new tenants.
- Oversee lease expirations, renewals, and the timely execution of lease management plans (LEM).
- Proactively manage delinquency by delivering notices and filing eviction actions as necessary.
- Oversee all marketing and leasing efforts for the properties under your responsibility.
Skills & Requirements:
- Travel Requirement: Must be willing and able to travel regularly between properties, up to 75%
- Minimum of 3 years of experience in property management and 2 years in a supervisory role.
- Strong leadership skills and the ability to motivate and manage a team.
- Excellent customer service skills, with a focus on providing an exceptional experience for residents.
- Reliable transportation and the ability to travel extensively between assigned properties.
- Must be able to work weekends and be available for emergency calls.
- Must be willing to work overtime when necessary.
- Must have a valid driver’s license and insurance.
- Proficiency in property management software (CRM, Yardi, On-Site, or Property Solutions).
- Strong organizational skills and attention to detail.
- Bilingual in Spanish is a plus.
- Must pass pre-employment drug, alcohol, and background screenings.
