Pay Range: $31.70 - $33.00 Per hour DOE
Job Summary: A Project Coordinator I role supports the successful planning, execution, and close-out of construction projects by providing essential administrative and operational support to the Project Manager and field teams. This role ensures accurate documentation, compliance, vendor coordination, and communication with project stakeholders. Project Coordinator I will be the central hub of project information, helping to streamline processes and maintain accurate records across multiple construction phases.

Essential Functions:
- Maintain and manage the construction file structure for accessibility across office and field personnel.
- Assist with RFIs, submittals, and communication with project stakeholders.
- Record, distribute, and manage meeting minutes.
- Execute buyout tasks: issue Commitments, POs, and Change Orders; manage quotes.
- Organize and manage drawings and specifications.
- Prepare and complete Close-Out Documents per contract/company requirements.
- Compile Operations & Maintenance manuals and warranty documentation.
- Manage vendor and job-specific insurance and compliance documents.
- Assist with safety documentation per project safety protocols.
- Support Accounting with invoice review and monthly billing processes.
- Assist in project estimating and costing activities.
- Manage documentation for L&I, HCD, and other agencies.
- Coordinate title transfers and building registration with the Project Accountant.
- Coordinate Requests for Transport with the field team.
- Participate in internal hand-off meetings.
- Provide Sales with accurate material costing for proposals.
- Assist in communicating schedules to stakeholders.
- Align with Operations on material allocations, building delivery schedules and logistics.
- Participate in cross-functional initiatives as needed.
- Support internal training efforts for new staff.
- Education: High school diploma or equivalent required; associate degree or coursework in construction management, business, or related field preferred.
- Experience: 1–3 years in a construction or project coordination role.
- Certifications/Licenses: Valid driver’s license required. OSHA 10
- Skills: Excellent organizational and communication skills; proficiency with Microsoft Office Suite; ability to manage multiple priorities; attention to detail.
- Experience with modular construction projects.
- Familiarity with Bluebeam Revu, Microsoft D365, Procore, or similar software.
- Knowledge of prevailing wage compliance and construction insurance.
- Primarily office-based with occasional travel to construction sites.
- Standard business hours, occasional flexibility based on project demands.
- Must be able to sit for extended periods, use a computer, and occasionally lift up to 25 pounds.
