We are seeking a highly organized, hands-on Maintenance Director to lead maintenance operations across a growing portfolio of residential units, including single-family homes, HOA, and multifamily properties throughout the Iowa City to Hiawatha corridor.
This role is responsible for overseeing day-to-day maintenance operations, leading and developing field staff, managing vendors, coordinating turns and work orders, and ensuring high standards of accountability, communication, and service execution across the portfolio.
The ideal candidate is operationally strong, detail-oriented, comfortable managing fast-moving maintenance environments, and capable of building structure, accountability, and consistency within a growing team.
Responsibilities
- Lead and manage a maintenance team consisting of technicians, landscapers, and cleaning staff across multiple residential properties.
- Oversee daily maintenance operations, including work order management, scheduling, dispatching, turns, inspections, preventative maintenance, and emergency response.
- Utilize AppFolio and Asana to manage work orders, monitor technician performance, maintain accurate records, and improve operational efficiency.
- Ensure technicians maintain clear documentation, detailed notes, and proper photo uploads for all completed work orders.
- Establish and enforce accountability standards for field staff, including communication expectations, completion timelines, and quality control.
- Coordinate and supervise unit turns to ensure properties are rent-ready within required timelines.
- Manage vendor relationships, including scheduling, oversight, pricing coordination, and quality assurance.
- Assist with troubleshooting and escalation of maintenance issues involving HVAC, plumbing, electrical, appliances, drywall, landscaping, and general property maintenance.
- Participate in after-hours and emergency maintenance coordination as needed.
- Conduct property inspections and identify opportunities for preventative maintenance and operational improvements.
- Monitor inventory, supplies, equipment, and maintenance-related expenses.
- Collaborate closely with property management and operations teams to ensure timely resolution of resident concerns and maintenance requests.
- Build and improve systems, workflows, and operational processes to support company growth and long-term scalability.
Qualifications
- Proven leadership experience in property maintenance, facilities management, or residential maintenance operations.
- Strong understanding of residential maintenance systems, including HVAC, plumbing, electrical, appliances, and general repairs.
- Experience managing maintenance teams across scattered-site residential properties preferred.
- Strong organizational and communication skills with the ability to manage multiple priorities simultaneously.
- Experience using property management and work order systems such as AppFolio, Asana, or similar platforms.
- Ability to hold teams accountable while maintaining a professional and team-oriented work environment.
- Strong attention to detail, especially regarding work order documentation, technician notes, and photo verification.
- Comfortable operating in a fast-paced, high-volume environment with changing priorities.
- Valid driver’s license and ability to travel between properties regularly.
- Availability for on-call and after-hours responsibilities as required.

Pay: $28.00 - $32.00 per hour
