Full- Time, Non- Exempt Position 
Starting Pay: $42.78-$47.53

Job Summary
The Administration Center Building Superintendent manages all operations of the Facilities Management Department for the Administration Center, Historic Courthouse, Highway Department and Transit Building. Maintenance is vital operation within a facility to provide a clean/safe environment for the employees and the public that visits the facilities daily.

Essential Functions and Responsibilities
The following duties are primarily performed and are essential for this position.  Employees are expected to be able to perform each of these job duties satisfactorily and successfully with or without reasonable accommodations to be qualified for the position.  Other duties may be required and assigned.

60% Planning/Management:
Plans/Manages projects, prioritizes workload, manages staff, manages budget, creates cost estimates for budgeting purposes, operational cost control, approval of invoices related to building utilities and department purchases, data entry, vendor contract negotiations, contract oversight, record keeping, document preparation for public works committee, parts ordering, construction drafting, liaison between departments when more than one department is involved in a project, problem solving, project design, scheduling, project oversight, diesel emergency generator oversight/maintenance and documentation for state accreditation, employee hiring, discipline of employees, employee evaluations, employee training, and security system operation and maintenance.

25% Building Maintenance, Repair and Construction:
Maintain and repair all aspects of building operations, including, but not limited to, plumbing, electrical, heating, cooling, security systems, alarm systems, carpentry, painting, drywall, roofing, etc. Assists and guides staff on proper repair/operation methods, Snow removal, equipment operation such as Skid Steers, lawn mowers, plow truck, wheel loader, chain saws, wood chipper, etc, and oversight of plumbing, electrical and HVAC work. Performs building improvement projects with staff such as demolition and construction of offices, meeting rooms and public areas.

10% Administration Center’s Liaison with Interior & Exterior Clientele:
Regularly meet with Administration Center Department Heads & employees to address building complaints or requests, direct contractors performing work within the building, meeting with Regulatory Officers for items such as Fire Protection, Elevators, HVAC and/or Water System Backflow Preventers, and addressing the Public Works Committee and/or County Board on building related questions

5% Janitorial/Event Set-up Work:
Works with staff or fills in for staff if unavailable on basic janitorial work or setting up tables and chairs for specific meeting requirements.

Supervision Exercised

Direct supervision over the Custodial Maintenance Assistant, Maintenance Mechanic, and Janitors.

Minimum Education Qualifications

Education and/or Experience Requirements :
  • Associate degree.
  • More than twelve years of experience.
Licenses, Certifications, and Other Requirements:
  • None.
Minimum Knowledge, Skills, and Abilities Qualifications
In order to perform the functions and responsibilities of the position (listed above) the following knowledge, skills, and abilities are essential.
 
  • Ability to manage employees.
  • Ability to communicate and coordinate maintenance and service work to staff, and contractor personnel.
  • Must know about hazards and safety precaution programs and techniques.
  • Must be able to plan, organize, direct and monitor projects and people and must know accounting and fiscal management techniques.
  • Must be able to keep good records and schedule monthly, quarterly and annual reports on equipment repairs and facility needs.
  • Must be able to operate a computer and various software packages.

Physical Requirements
 
  • Sitting for long periods of time.
  • Frequent periods of walking, standing, climbing, bending, pushing, pulling, kneeling, etc
  • Infrequent periods of lifting up to 50 pounds.
  • Operation of standard snow removal, construction or maintenance tools, equipment or vehicles.
Work Environment
 
  • Work is performed predominately in an office setting.
  • Frequent electrical hazards.
