Role Overview
The Construction Project Manager will lead the full lifecycle of assigned projects — from contracting through delivery and closeout. This role is accountable for cost, schedule, quality, and safety performance, while maintaining seamless coordination between design, construction, and ownership. The ideal candidate combines technical expertise, strategic problem-solving, and hands-on leadership.
Core Responsibilities
Cost Management
- Maintain the full contract fee and contingency, delivering all work within the approved budget and schedule.
- Supervise project cost spending, cash flow, and monthly cost reporting.
- Prepare and present monthly deep-dive cost reports to leadership.
Safety
- Partner with the Superintendent to enforce jobsite safety in accordance with the oWOW Safety Plan and Cal/OSHA requirements.
- Foster a proactive safety culture across all trades and team members.
Quality Control
- Ensure construction meets contract drawings, specifications, and oWOW quality standards.
- Oversee inspections and quality assurance to deliver a defect-free product.
Estimating & Buyout
- Lead bidding, subcontract negotiation, and buyout.
- Create and maintain project budgets and procurement schedules to ensure smooth, timely delivery.
Scheduling
- Develop detailed project schedules with the Superintendent.
- Monitor milestones and address schedule impacts proactively.
Change Order Management
- Evaluate change requests for cost and schedule impact
- Negotiate subcontractor requests and prepare owner change orders that are fair, accurate, and timely.
Billing & Pay Applications
- Work with the Superintendent to determine percent completion each month.
- Prepare and submit owner pay apps on time to ensure consistent cash flow and prompt subcontractor payments.
Communication & Coordination
- Manage communication among Owners, Architects, Consultants, Subcontractors, and internal teams.
- Oversee documentation such as meeting minutes, RFIs, submittals, directives, and change orders to maintain clarity and workflow.
Project Closeout
- Oversee unit inspections, punch lists, and collection of warranties, as-builts, and other closeout materials.
- Collaborate with Accounting to complete lien releases, subcontract closeout, and final billing.
Required Skills and Competencies
- Financial Analysis: Proven ability to manage budgets, estimate costs, oversee pay apps, and ensure project profitability.
- Safety: Deep understanding of OSHA safety procedures.
- Drawings & Documents: Proficiency in reading and interpreting plans, specs, and contracts.
- Communication: Strong written and verbal communication skills across all project stakeholders.
- Contracts: Skilled in drafting, negotiating, and managing project-related contracts.
- People Management: Ability to lead, motivate, and coordinate internal and external teams.
- Scheduling: Expertise in preparing and maintaining CPM schedules.
- Codes: Strong knowledge of state and local building codes and ordinances.
- BIM/VDC: Working knowledge of Building Information Modeling and Virtual Design & Construction practices.
- Software: Proficiency in Procore, Bluebeam, MS Project, and Google Workspace.
- Time Management: Excellent organizational and prioritization skills in fast-paced environments.
Desired:
- OSHA-30 Certification and thorough understanding of Cal/OSHA standards.
- Experience managing large, complex, multi-phase projects.
- Strong understanding of subcontract terms and ability to draft scopes and negotiate contracts.
- Experience training and enforcing company policies and construction protocols.

Salary : $125,000 - $160,000
