Position Summary
Salary Range: $75,000-$80,000 with benefits.
Owens Realty Services is seeking an experienced Chief Building Engineer to oversee the operation, maintenance, and repair of a premier commercial property in Orlando, Florida. This hands-on leadership role is responsible for ensuring all building systems operate safely, efficiently, and reliably while maintaining a first-class environment for tenants and visitors.
The Chief Building Engineer will supervise maintenance personnel, coordinate vendors and contractors, manage preventive maintenance programs, and serve as the technical leader for all building operations. Approximately 70% of time will be dedicated to hands-on maintenance and troubleshooting, with 30% focused on supervisory and administrative responsibilities.
Key Responsibilities
- Oversee the day-to-day operation, maintenance, and repair of all building systems.
- Lead and supervise maintenance staff, porters, and contracted service providers.
- Develop, implement, and manage preventive maintenance programs.
- Perform and oversee troubleshooting, repairs, and inspections of:
- HVAC systems
- Electrical systems
- Plumbing systems
- Building automation controls
- Life safety systems
- Mechanical equipment and building infrastructure
- Coordinate and monitor vendor and contractor activities to ensure quality workmanship and compliance with property standards.
- Respond to building emergencies and critical maintenance issues as needed.
- Maintain work order systems and ensure timely completion of tenant service requests.
- Conduct routine inspections of building systems, equipment, and common areas.
- Manage inventory of tools, equipment, and maintenance supplies.
- Assist with preparation and management of maintenance and operating budgets.
- Prepare monthly reports regarding maintenance activities, work orders, inspections, and preventive maintenance performance.
- Recommend capital improvements, repairs, and operational efficiencies.
- Maintain positive working relationships with tenants, ownership, vendors, and property management.
- Ensure compliance with all safety policies, building codes, and regulatory requirements.
- Participate in ongoing training and professional development opportunities.
Qualifications
- High School Diploma or GED required; technical or trade school education preferred.
- 5 years of commercial building maintenance or engineering experience.
- Previous supervisory or leadership experience required.
- Strong working knowledge of HVAC, electrical, plumbing, mechanical, and life safety systems.
- Experience operating and maintaining commercial office, mixed-use, healthcare, institutional, or similar facilities preferred.
- Ability to diagnose and resolve complex building system issues.
- Strong organizational, communication, and customer service skills.
- Experience with CMMS/work order systems preferred.
- Ability to read and interpret blueprints, technical manuals, and equipment specifications.
- Valid driver's license required.
- Successful completion of background check, motor vehicle check, and drug screening.
