About the Role
The Owner’s Representative Project Manager (Mechanical Support) will serve as the Owner’s technical resource and on-site representative, ensuring compliance with design specifications, operational requirements, and best-in-class standards across data center construction projects. This role is heavily focused on mechanical systems, commissioning support, QA/QC, and stakeholder coordination. The ideal candidate will have strong expertise in mechanical systems (cooling, fuel oil, process water, HVAC, TAB) and experience managing commissioning and contractor deliverables in mission-critical environments.
Key Responsibilities
Commissioning & Meetings
- Participate in commissioning meetings and serve as an Owner’s technical observer.
- Understand P&IDs, single-line diagrams, sequence of operations, commissioning scripts, and operational considerations to avoid conflicts with operations or downstream activities.
- Attend weekly meetings with Data Center Services (DCS) Mechanical and Electrical Engineers.
- Support commissioning firms by reviewing test reports (TAB, SCCAF, NETA, HVAC, hydronic pressure, etc.) for non-conforming data.
- Assist with troubleshooting commissioning issues as needed.
Submittals, RFIs & Documentation Reviews
- Review subcontractor and vendor submittals to ensure compliance with program/site requirements.
- Perform technical review of substitution requests, temporary provisions (power, cooling, load banking, flush/fill, etc.), and EoR comments on returned submittals.
- Verify that expected submittals, as-builts, redlines, and product documentation are received and accurate.
- Review ductwork and piping shop drawings for compliance with fabrication, support, and pressure ratings.
- Track progress and document reviews using BIM 360, ensuring field issues and resolutions are logged.
Coordination & Field Oversight
- Attend GC weekly meetings for MEP and A/E coordination.
- Perform field walks to monitor installation quality, compliance, and operational access.
- Review ductwork and piping coordination models for early identification of problem areas.
- Support prefabricated modular assembly progress and technical system integration (BMS, PMS, etc.).
- Conduct FOAK (First-of-a-Kind) installation reviews and set standards for future best practices.
Mechanical Focus & Technical Support
- Act as a mechanical technical resource for Owner’s PMs, contractors, vendors, and QA/QC teams.
- Provide hands-on troubleshooting, repair planning, and commissioning support for mechanical systems (PCW, LTCW, critical cooling AHUs, FO systems, etc.).
- Review and validate TAB reports to verify system performance matches design intent.
- Confirm device installations align with approved coordination and provide operational access.
- Review flushing plans (PCW, chilled water, FO, chemical dosing, etc.) and monitor execution to ensure compliance.
- Validate ductwork pressure testing results for leakage and pressure class adherence.
- Review fuel deliveries and test results to confirm compliance with Owner’s generator fuel specifications.
- Oversee and validate mechanical/ductwork protection plans during construction and flushing.
QA/QC & Issue Resolution
- Perform QA/QC inspections of installations to ensure compliance with contract documents and manufacturer instructions.
- Support QA/QC teams in identifying, documenting, and resolving issues.
- Review punch list items requiring engineering judgment and track closure of observations.
- Participate in BIM issue reviews and solutions, ensuring technical accuracy and completeness.
Qualifications
- Proven experience as an Owner’s Representative or Project Manager in mission-critical construction, with a mechanical systems focus.
- Strong technical understanding of data center mechanical systems (cooling, fuel, water, HVAC).
- Skilled in reading and interpreting P&IDs, commissioning scripts, and system diagrams.
- Experience in QA/QC, commissioning oversight, and submittal/RFI review.
- Proficiency with BIM 360 or similar construction management platforms.
- Excellent problem-solving and communication skills, with the ability to manage stakeholders and contractors effectively.
