 Job Description – Maintenance Supervisor                                                         

 

Summary of Position

This position supervises the daily maintenance work for the Ounalashka Corporation. They oversee the maintenance team, assign work, and help ensure maintenance tasks are completed routinely, safely, efficiently, and on schedule. 



Essential Functions

 

Maintenance Supervisor Responsibilities

  • Identify current and future maintenance and safety needs for all the company -owned buildings, facilities, and properties.
  • Lead annual inspections of all company owned properties, document findings and prepare reports, and coordinate needed repairs and maintenance.
  • Develop and update maintenance schedules for building repairs, equipment replacement, and capital improvement projects.
  • Work closely with the Leasing Department regarding tenant maintenance requests, move-in, move-out inspections, and support for ground lease tenants.
  • Prepare and manage the annual budget for the entire Maintenance Department to complete necessary repairs and maintenance of company buildings and systems, including capital projects.
  • Oversee the maintenance, repair, and renovation of existing buildings.
  • Manage the maintenance and improvement of both developed and undeveloped corporate lands.
  • Prioritize maintenance tasks, and daily work schedule for the maintenance team.
  • Ensure boilers, heating systems, plumbing, and other building systems are properly maintained by coordinating internal staff and outside service providers when needed.
  • Work with vendors and contractors to solicit bids, review proposals, and manage contracts.
  • Manage purchasing and inventory of tools and supplies to ensure everything is well-stocked and organized.
  • Ensure work areas, tools, and equipment are clean, safe, and properly maintained.
  • Support safety programs and help provide safety training for staff.
  • Respond to emergency calls after hours when needed.
  • Perform other duties as assigned.

 

Personnel Management 

  • The Maintenance Supervisor manages the maintenance crew and temporary maintenance employees and interns. 
  • Follow and support the Corporation's mission, values, policies, and leadership.
  • Hire, train, coach, evaluate, and, when necessary, discipline employees in accordance with Corporation policies.
  • Work with management to support employee development and provide ongoing training opportunities.
  • Participate in training and professional development to improve knowledge and skills.
  • Coordinate and schedule the work of the maintenance team to ensure maintenance activities are completed safely, efficiently, and on time.
  • Assign, supervise, and inspect the work of maintenance staff, and ensure tools, equipment, and supplies are properly maintained and accounted for.
  • Represent the Corporation in a professional manner and maintain the confidentiality of sensitive information in accordance with Corporation policies and confidentiality agreements.

 

Knowledge and Skills

  • Strong knowledge of residential and commercial building systems, maintenance practices, and safety requirements.
  • Basic understanding of construction methods, building codes, laws, and regulations.
  • Ability to keep accurate records and prepare reports using both paper and electronic systems.
  • Ability to safely and properly use hand tools, power tools, and maintenance equipment.
  • Good communication and teamwork skills, with the ability to work effectively with supervisors, managers, employees, vendors, contractors, the corporate Board of Directors and shareholders.
  • Ability to provide professional and helpful customer service to both employees and outside customers.
  • Ability to manage multiple projects and priorities at the same time.
  • Basic computer skills, including the ability to use Microsoft Word, Excel, and Outlook.
  • Must have, or be able to obtain and maintain, a valid Driver's License.

 

Experience and Education

  • High school diploma or equivalent required.
  • A combination of education, training, and work experience that demonstrates the knowledge and skills needed for this position.
  • Minimum of 5 years of progressively responsible experience in maintenance management.
  • Minimum of 3 years of supervisory experience managing maintenance, construction projects, or maintenance crews.
  • Experience in maintenance and/or construction.

  • Move around and work in different areas of facilities and properties.
  • Have adequate vision to inspect buildings, equipment, and work areas.
  • Lift and carry items weighing up to 50 pounds.

  • Sit, stand, and work for extended periods as needed.
  • Use hands and fingers to operate tools, equipment, and perform maintenance tasks.

 

Work Environment

Indoors:     Normal office and residential conditions, 70% of the time.

Outdoors:  Varying conditions, 30% of the time.

Salary : $120,000 - $135,000
