Job Title: Maintenance Technician

Supervision Exercised: None
Job Purpose: Responsible for maintenance of all assigned OHA properties, grounds,
equipment, and to promote the mission of OHA.

ESSENTIAL DUTIES AND RESPONSIBILITIES
A. Perform maintenance duties of rental units.
1. Refurbish vacant units prior to new move-ins in a timely manner and in accordance with HUD guidelines.
2. Perform pest control in rental units and common areas on an ongoing basis.
3. Complete work orders as assigned in a timely matter.
4. Participate in on-call rotation for after regular work hour emergencies.
5. Maintain onsite inventory control and ensure best use of materials/supplies on an ongoing basis.
6. Ensure that all snow removal and grounds care is done on a consistent and as needed basis.
7. Inform Public Housing Project Manager and/or Public Housing Assistant Project Manager of resident lease violations, concerns, dangerous conditions, etc.
8. Perform custodial duties in common areas as assigned.
9. Sweep, mop, vacuum, empty garbage and clean windows in common areas as needed.
10.Take out garbage in all common areas within assigned building on daily basis and keep garbage area clean as needed.
11.Shampoo and remove stains from all carpeted areas using carpet cleaner as needed.
12.Strip, wax, and buff all common area tile or linoleum as needed.
13.Clean public bathrooms and tub rooms including floors, walls and fixtures, windows and doors as needed.
B. Ensure the operation and maintenance of all projects and site equipment.
1. Check and maintain operations of boilers, generators, ventilation and A/C systems in common areas, fire alarms, sprinkler and fire pumps.
2. Inspect property to assure compliance with security, liability and energy conservation on a daily basis.
3. Identify and report to the Maintenance Supervisor repairs which would impact the property, grounds and equipment as needed.
4. Accompany various service vendors/contractors as requested.
5. Perform and track preventative maintenance on equipment in accordance with manufacture’s recommendations.
6. Comply with record keeping requirements for preventative and corrective work orders, inventory control, purchase order an on-going basis.
7. Maintain Integrated Pest Management Program for OHA with State of Iowa Certified Pesticide Applicator license.
8. Continuously evaluate work procedures to increase work efficiency on daily basis and comply with OSHA and work safety practices.
9. Provide an excellent customer service internally and externally; demonstrate continuous ability and superior teamwork within assigned department and OHA.
C. Show a demonstrated interest in OHA’s mission.
D. Adhere to OHA’s Personnel Policy, Maintenance Policy and work safety practices.
E. May perform other duties as assigned and promote OHA mission.
MINIMUM REQUIREMENTS
Education: High school diploma or GED.
Experience: Two years practical maintenance work experience. Special Boilers license
preferred or the ability to obtain within one year of employment.
Have a valid driver’s license and proof of automobile insurance coverage.
Must pass drug and physical screen; criminal background and driving record review.
Must obtain Certified Pesticide Applicator license within two year of employment.
KNOWLEDGE, SKILLS AND ABILITIES
- Ability to organize, maintain records and provide high level of confidentiality.
- Ability to work with culturally or otherwise diverse population.
- Working knowledge of janitorial products, equipment and job safety. Have superior customer services skills internally with coworkers and externally with tenants and general public; must be able to work in a team oriented work environment. Ability to learn HVAC equipment, carpentry, refurbishing, mechanical, landscaping, light plumbing, light electrical and cleaning of units.
- Ability to learn the following equipment operations: Electronic test equipment, pneumatic controls, electric welder, chemical testers, buffer, carpet shampooer, hand and electrical tools, power tools, lawn care equipment snow removal equipment.

Work Environment: This position works in various indoor-outdoor conditions. Work near moving or mechanical parts. Work requires exposure to toxic or caustic chemicals, fumes, noxious odors, dusts mists, gases.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk, hear, reach with hands and arms, use hands to finger, handle or feel, walk, stand, stoop, kneel, crouch and crawl. The employee is required to perform sedentary work, exerting or lifting up to 100 pounds of force occasionally.
Position Type/Expected Hours of Work:
- This is a full-time position. Regular hours of work and days are Monday through Friday 7:00 AM to 4:00 PM. This position is on call 24 hours rotation or extenuating circumstances as directed by supervisor. Participants on OHA programs are encouraged to apply as per Section 3 guidelines.
Travel: Travel is primarily local during the business day as needed, although some out-of-the area and overnight travel is required for training and conference purposes, resulting in a couple of times per year.
