Job Description
Orion Housing is looking for a skilled and organized Maintenance Coordinator to join our property operations team in Los Angeles. In this role, you'll be the go-to person for keeping our residential communities in top condition — handling hands-on maintenance work, managing work orders from start to finish, and coordinating with vendors and residents to resolve issues efficiently.
This is a full-time position, Monday through Friday, 9:00 AM – 6:00 PM. We're open to both W-2 and 1099 arrangements for the right candidate.
Responsibilities
- Perform hands-on maintenance repairs and upkeep across residential properties (plumbing, drywall, painting, carpentry, appliances, and general repairs)
- Receive, prioritize, and manage maintenance work orders through to completion
- Coordinate and schedule vendor/contractor visits for work outside scope
- Conduct regular property walkthroughs to identify and proactively address maintenance needs
- Perform unit make-ready work including repairs, touch-ups, and inspections between tenancies
- Respond to urgent and emergency maintenance requests in a timely manner
- Communicate clearly with residents regarding work order status and scheduling
- Track and document all maintenance activity and ensure proper follow-up
- Maintain inventory of tools, parts, and supplies; flag restocking needs
- Ensure all work is completed in compliance with safety standards and local codes
Requirements
- 2 years of hands-on maintenance experience, preferably in residential property management
- Strong general maintenance skills — carpentry, painting, drywall, plumbing, and appliance repair
- HVAC, plumbing, or electrical experience is a strong plus
- Experience with AppFolio or similar property management software preferred
- Highly organized with the ability to manage multiple open work orders simultaneously
- Strong communicator — professional with residents, vendors, and management
- Self-starter who can work independently and manage their own time effectively
- Valid driver's license and reliable transportation required
- Must be able to lift up to 50 lbs and perform physical work throughout the shift
Pay: $20.00 - $25.00 per hour
