What are the responsibilities and job description for the Mortgage Loan Processor position at Optimum First Mortgage?

Primary Responsibilities: Your role will include, but not be limited to, the following:
- Verifying completeness of loan applications to ensure all required materials have been received
- Opening escrow and title orders, confirming preliminary title reports are received, and submitting appraisal requests
- Validating all loan application data for accuracy and completeness
- Reviewing lock status and pricing as needed
- Ensuring loan qualification and credit histories meet investor requirements
- Communicating with investors, applicants, and internal teams to resolve any concerns or discrepancies related to loan applications
- Collecting and reviewing borrower conditions, stipulations, and supporting documentation to satisfy underwriting requirements.
- Submitting completed loan applications to the appropriate investors
- Preparing key disclosures including Change of Circumstance (COC), Loan Estimate (LE), Closing Disclosure (CD), and profit calculations as needed
- Reviewing approval conditions to push loan applications towards clear to close by reviewing loan approvals
- Coordinating notary signing appointments and ordering final loan documents
- Other related duties as assigned
Compensation:
$25 per hour or commission, whichever is greater.
* Note: Overtime must be approved. *
Commission Structure:
· $400 per Refinance Loan
· $450 per Purchase Loan
· $100 per HELOC or standalone 2nds (no piggybacks or Figures)
* Hourly pay is netted off the commission when calculating total commission. Commission is not considered earned until the loan has been purchased by the investor. Commission amounts can change at any time. *
