Role Objective
OPREX Construction is growing and is looking for a seasoned Senior Project Manager to help take us to the next level. The Senior Project Manager (SPM) leads the company’s largest and most complex projects, from contract award through warranty. These projects carry higher contract value, greater technical complexity, and elevated commercial risk.
The SPM is the day-to-day owner of the client relationship and project outcome and directs the full project team. The Project Executive retains authority over major commercial decisions, executive escalations, and anything beyond delegated limits.
Success in this role is measured by project margin, forecast accuracy, schedule performance, risk control, client retention, and the growth of the SPM’s team.

Key Responsibilities
1. Project Setup, Contract & Risk Management
- Build the project execution plan, set up the project in Procore, and recommend value engineering.
- Review Prime Contract terms, flag unfavorable provisions, and support the Project Executive in negotiation. Coordinate with legal, insurance, and bonding partners.
- Develop buyout strategy and execute subcontracts and purchase orders within delegated authority limits.
- Lead resolution of change orders, claims, and disputes. Maintain a risk register and escalate exposure early.
2. Financial Ownership
The SPM owns the financial performance of assigned projects, within delegated authority limits.
- Update the budget and cost-to-complete forecast monthly, and escalate material variance to the Project Executive within five business days.
- Protect margin through buyout savings, change order recovery, and contingency control. Approve subcontractor and vendor invoices.
- Own billing accuracy, backup, routing, and on-time submission. Monitor over/under billing and escalate past-due receivables; Accounting owns collection and cash application.
3. Schedule & Production Management
- Build and maintain the baseline and master schedule in Outbuild, managing critical path, sequencing, and long-lead procurement.
- Run weekly schedule coordination with the Superintendent. Identify delays early and implement written recovery plans.
4. Quality, Safety & Documentation
- Ensure submittals, RFIs, inspections, and records are managed in Procore, and that materials are delivered to support the schedule.
- Enforce the company safety program on assigned projects. Partner with the Superintendent and Safety lead to identify, correct, and escalate hazards.
5. Client & Stakeholder Relationships
- Serve as the primary relationship owner with the Owner, Architect, Engineers, and key subcontractors, including leading OAC meetings and difficult conversations.
- Gather client feedback at milestones and closeout, and bring repeat and negotiated work opportunities to the Project Executive.
6. Team Leadership & Development
- Provide day-to-day project direction to Superintendents, and contribute to their performance evaluations.
- Directly supervise, coach, and evaluate APMs and Project Coordinators. This includes assigning work, holding one-on-ones, building development plans that prepare APMs for the PM role, and providing hiring input.
- Lead weekly project team meetings, and lead internal training as assigned by the Project Executive.
7. Closeout & Continuous Improvement
The SPM oversees the following, executed by the APM and PC:
1. Closeout planning, beginning before substantial completion.
2. As-builts, warranties, O&M manuals, and final inspections.
3. Reconciliation of commitments and change orders, final billing, and retainage requests.
The SPM also directly:
- Oversees warranty-period response.
- Leads lessons-learned reviews and recommends process improvements to the Project Executive.
Required Skills & Competencies
- Expert-level proficiency in Procore, Outbuild, Bluebeam, and SharePoint
- Advanced knowledge of construction contracts (AIA, ConsensusDocs) and risk
- Strong financial acumen in forecasting, billing, and margin management
- Proven ability to supervise and develop project staff
- Executive-level communication with Owners and design teams
Qualifications
- Bachelor’s Degree in Construction Management, Engineering, or related field (preferred)
- 10 years of commercial construction experience, including at least 5 years as a Project Manager; 10 years as a PM preferred
- Direct delivery of individual projects of $10M ; experience at $20–30M strongly preferred
- Experience supervising APMs or Project Coordinators
- OSHA 30 required; PMP, DBIA, or LEED AP a plus
