Lead HVAC Technician (Affordable Housing Communities)

Performs supervisory, technical, and skilled work with considerable difficulty involving the installation, operation, replacement, repair, and maintenance of heating, ventilating, and air conditioning systems. The Lead HVAC is a team leader who provides coaching and mentorship to ensure a skilled and reliable team. Models and ensures high performance and customer service delivery are consistent with the agency’s mission, vision, and values.

Essential Duties Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned as needed. These essential functions require a consistent presence in the work environment on a regular basis, and regular attendance must be maintained. 

  • Schedules and assists assigned staff with installing new and/or replacement heating/air conditioning systems such as wall furnaces, heat pumps, and central units within given diagrams, schematics, instructions, prevailing codes, and safety practices.

  • Directs subordinate mechanics in complex installations, repairs, and maintenance of refrigerators, ranges, heating and air conditioning units, and systems.

  • Complex troubleshooting of refrigeration and heating systems.

  • Requisitions supplies, equipment, and other related materials necessary to perform scheduled work, HVAC boilers, and refrigeration

  • Utilizes the tools and instrumentation of the HVAC trade to perform analysis of system(s) operation and to adjust and calibrate temperature control devices to achieve energy-efficient operation.

  • Checks for and repairs leaks in lines and systems.

  • Performs inspections and assists staff in the technical aspects involving preventative maintenance and repair of existing heating and air conditioning equipment in order to minimize major system damage/failure and downtime and assure safe operations.

  • Coordinates building, orientation, and safety training to assign staff and may maintain time and attendance records.

  • Interpret blueprints, diagrams, and schematics to troubleshoot diagnosis and identify operating problems with heating and air conditioning equipment.

  • Provides job training and orientation, and safety training to assigned staff and may maintain time and attendance records.

  • Provides staff with the technical assistance necessary to remove, repair, and/or replace heating and air conditioning equipment by welding, brazing, and/or connecting electrical, gas, and refrigerant lines.

  • Investigates employee accidents and makes appropriate reports in accordance with established procedures.

  • Offers assistance in other areas of maintenance when the HVAC workload will allow.

  • Complete all duties as assigned or requested as outlined in operational and procedural guidelines. These guidelines are maintained and issued in the event of an emergency situation that arises at a property or any other location that serves our residents or employees. 

  • Participate in Trauma Informed Care (TIC) initiatives to include training, workgroups, project assignments, etc., that are launched or implemented in order to achieve and/or maintain certification as a TIC organization.

  • Recognize the significance of a data-driven organization that adheres to expanded policies and practices in the area of data governance. Learn the distinct and different roles to include: Data Trustees, Data Domain Stewards, Data System Custodians, Data Stewards, and Data Users. Effectively collaborate with the various data roles as needed on a daily basis or in a project capacity.

Education

Required

  • High School Diploma or GED

Experience

Required

  • Four (4) years experience in maintenance, refrigeration, air handling / supervisory skills.

  • Must have the ability to learn and use cloud applications such as the Google GSuite applications, including but not limited to Google Chrome Browser, Gmail, Drive, Calendar, Docs, Sheets, and Slides. Understand document sharing and collaboration in the cloud. Experience and proficiency with Microsoft Office 365, cloud-accessible applications including but not limited to One Drive, Outlook, Word, Excel, and PowerPoint, or MAC or PC desktop equivalent, is acceptable. 

  • Successful completion of a criminal history background check, education, and work history verification, and drug screening test.

Preferred Education and Experience 

  • Bilingual fluency in English and Spanish.

License Certificates

Required

  • Certified HVAC Technician from accredited school

  • Ability to successfully complete annual Fair Housing training.

  • Texas Class “C” driver’s license at the time of placement and insurable by the organization’s fleet and liability insurance carrier.

  • Must have certifications as required by assigned tasks (i.e., EPA Certification, Universal Certification in R-410A, ability to earn R-32 & R-454B certifications).

Technical Skills

To perform this job successfully, the employee should have

  • Knowledge of methods, materials, and tools used in installing, repairing, and maintaining refrigeration, heating systems, electrical service, and air handling equipment.

  • Knowledge of occupational hazards, safety work precautions, OSHA guidelines, and local requirements.

  • Knowledge of blueprints, layout plans, and designs.

  • Knowledge of energy management systems.

  • Knowledge of supervisory practices and principles.

  • Ability to communicate effectively (written and verbal).

  • Ability to work well under pressure.

  • Must have basic phone and computer skills. 

  • Ability to prepare estimates and order materials for maintenance and repairs.

  • Ability to exercise independent judgment in determining operating conditions.

  • Ability to plan, layout, supervise, and inspect the work of subordinates.

  • Ability to establish and maintain effective working relationships with coworkers, customers, vendors, and the general public.

To perform this job successfully, the employee is frequently required to remain in a stationary position. Daily movements include sitting, standing, operating computers and other office equipment, walking and moving about the office and/or community property, and attending onsite and offsite meetings. The employee must be able to complete data entry, utilize various portals, and communicate via email and verbally via telephone. Will need the ability to walk large properties and climb stairs. The employee must occasionally transport up to 50 pounds. 

  • Maintenance and construction sites.

  • Ability to work in all rooms (bath, bed, kitchen, etc.) at a resident unit 

  • Dexterity of hands to operate hand and power tools.
