What are the responsibilities and job description for the Homes Project Manager - Central Renovations Team position at Opendoor?
About Opendoor
At Opendoor our mission is to tilt the world in favor of homeowners and those who aim to become one. Homeownership matters. It's how people build wealth, stability, and community. It's how families put down roots, how neighborhoods strengthen, how the future gets built. We're building the modern system of homeownership giving people the freedom to buy and sell on their own terms. We’ve built an end-to-end online experience that has already helped thousands of people and we’re just getting started.
About The Role
Opendoor now purchases and renovates homes across 95% of the lower 48 states. Delivering renovations at that scale requires a different model: a centralized team of high-performing project managers who execute remotely with precision, speed, and consistency — without a local presence in every market.
As a Central Homes Project Manager, you are the operator behind that system. You won't be on-site — you'll orchestrate renovation projects end-to-end through structured processes, technology, and contractor management. You'll own timelines, enforce quality, and drive outcomes across a distributed network of contractors through virtual coordination, AI-assisted quality review, and independent third-party inspections.
At this level, you lead multiple concurrent projects with a high degree of autonomy, consistently exceeding targets for speed, cost, and quality. You coach contractors into high-performance partners, proactively surface systemic friction, and treat every project as a contribution to a scalable, national renovation system — not just a single job.
Core Responsibilities
Pre-Construction & Scope Alignment
Standard field-based role: on-site, hands-on — physical presence is the control mechanism
Central Homes Project Manager: virtual-first, systems-driven — influence without presence. You win through process discipline, documentation rigor, and contractor trust, not physical access.

Core Responsibilities
Pre-Construction & Scope Alignment
- Lead virtual pre-construction meetings before every project; document scope, cost, and schedule commitments before work begins
- Review third-party pre-inspection reports; flag scope gaps and establish clear change order protocols before work starts
- Confirm contractor fit — job complexity, capability, and available bandwidth — before mobilization
- Conduct an initial project walkthrough virtually; direct the contractor through the home in real time to align on full scope
- Identify scope gaps and new conditions discovered on-site; issue change orders before work starts
- Lock in the productivity, cost, quality, and communication, including project updates, at project launch
- Monitor daily project updates with photo evidence through our field operations platform — no silent days accepted
- Escalate missed service commitments to the contractor, and/or trade partner account management team immediately when a partner goes dark or falls behind
- Use AI-assisted video review tools and video walkthroughs to validate progress and quality are frequent intervals through projects
- Manage change orders with urgency — document everything, approve within committed timelines
- Drive projects to targeted completion dates; remote timelines require more proactive management than those being managed on the ground
- Conduct independent third-party quality inspections for jobs ≥$8K, those with complex scopes including, but not limited to structural or environmental work, or those conducted by trade partners with limited successful project performance history
- Complete quality control and setup sign-offs; coordinate photography, signage vendors for listing readiness and ensure listing maintenance schedules are properly prepared
- Issue final approval before the home goes live on market
- Manage repair work orders on active listings and buyer-requested repairs remotely - to the same performance expectations as renovation projects — dispatch, evidence review, and quality control
- Coordinate with customer success, home condition, and buyer support teams with the same urgency standards applied to active renovation
- Trade partners consistently hit project milestones without requiring constant follow-up
- Project spend and quality of work are managed to ensure no surprises at project close
- Quality issues are caught before listing, not after
- Every deviation is documented and change-ordered — nothing absorbed silently
- You treat friction as signal; you surface it upstream rather than absorb it
- 3–5 years in construction or renovation project management, preferably in a high-volume, remote oversight environment
- Deep understanding of home anatomy and construction methods; able to identify scope gaps from inspection reports and photos without in-person access
- Demonstrated ability to manage contractors to tight timelines and cost targets with a high degree of autonomy
- Strong written and verbal communication — this role is 90% remote coordination
- Working knowledge of what motivates different contractors; track record of coaching vendors into consistent, high-quality performance
- Comfort with ambiguity and fast-changing processes; startup mentality required
- Systems fluency: Google Workspace, Slack, and project management platforms; ability to learn new tools quickly
- Bachelor's degree preferred
