Position Summary
The Field Inspector is responsible for ensuring that properties are in optimal condition for incoming residents. This includes overseeing the refurbishment, cleaning, and inspection of homes between move-outs and move-ins to ensure they meet company standards. The Field Inspector will inspect key property elements such as landscaping, punch lists, keys, and garage openers to ensure readiness. Additionally, the role involves assisting residents with their move-in process, providing exceptional customer service, and maintaining accurate records in the property management software. The Field Inspector will also contribute to administrative tasks, attend required training and meetings, supporting the Property Manager in maintaining smooth operations and a positive environment for residents and staff.

Key Responsibilities
- Oversee the refurbishment, cleaning, and thorough inspection of homes following move-out and prior to new move-ins, ensuring properties meet company standards for quality and cleanliness.
- Inspect and verify the condition of key property elements, including landscaping, punch lists, keys, garage openers, and other essential items, to ensure readiness for new residents.
- Ensure that all information is accurately entered and removed in the property management software, maintaining up-to-date and reliable records for each unit and resident.
- Maintain a positive and professional demeanor when interacting with residents, visitors, families, and co-workers, fostering a welcoming and respectful environment at all times.
- Perform various administrative tasks as required, contributing to the efficient and smooth operation of the property management team.
- Attend all required training sessions, in-service programs, and staff meetings, staying informed and up-to-date on property management best practices and company policies.
- Occasionally assist with verifying homes are vacant. It may be necessary to report suspicious activity to local authorities. Also, you may be asked to change locks, file police reports, post legal notices, or verify evictions have occurred.
- Any other duties as assigned by management.
- Valid Texas Driver’s License required
- High school diploma or equivalent required
- 1–2 years of experience in a customer service-related role
- 1–2 years of experience in a field-based or inspection-related role
- Strong attention to detail
- Excellent time management and organizational skills
- Self-motivated and able to work independently while effectively problem-solving and multitasking
- Ability to travel to multiple locations daily
- Professional demeanor with strong customer service skills
- Clear and effective communication skills when interacting with tenants and team members
- Experience with Propertyware and Rently is a plus, but not required
- Ability to stand, walk, bend, stoop, and lift up to 50-75 pounds at times.
