NATURE OF WORK:
An employee in this position is responsible for a large variety of facility maintenance duties throughout the school system; including 37 schools plus auxiliary sites. Work involves application of many technical guidelines and the discretionary judgment and analysis in most situations. Administrative supervision is exercised over a number of skilled, semi-skilled and unskilled employees.

KNOWLEDGE, SKILLS AND ABILITIES:
- Technical expertise in multiple trades
- Thorough knowledge of acceptable maintenance and repair in all phases of building maintenance
- Thorough knowledge of the proper handling of hazardous materials
- Working knowledge of OSHA requirements
- Working knowledge of Pest Control laws and regulations
- Knowledge of Environmental Protection Agency (EPA) regulations
- Knowledge of energy management systems (SEBIE Net 000 preferred)
- Ability to establish and maintain a working relationship with employees and others
- Effective communication skills (oral and written)
- Ability to analyze problems and arriving at reasonable and economical solutions
- Thorough knowledge in preparing budgets and reports
EDUCATION, TRAINING AND EXPERIENCE REQUIRED:
- Minimum high school diploma
- Minimum 5 year experience in a facility maintenance leadership role.
- Successful management experience in related positions requiring supervision of skilled and semiskilled employees
- Successful experience in planning and managing large budgets
- State licenses in various trades
- Broad and extensive experience in the area of facility maintenance
PHYSICAL REQUIREMENTS:
- Must be able to pass employment physical
- Must be able to do a considerable amount of lifting
- Must be able to lift moderate to heavy weight (50-100 pounds), stand, walk, run, bend, stoop, push, pull, reach, climb ladders and work on scaffolding, for extended periods of time
- Must have the ability and physical strength sufficient to move objects
SALARY: Pay Grade 77

ILLUSTRATIVE EXAMPLES OF WORK:
- Selects and recommends persons to be hired, disciplined, discharged, or promoted.
- Plans, directs, and reviews the work of maintenance employees.
- Supervises and inspects the work of contracted labor.
- Coordinates activities of the maintenance crews.
- Ensures the storage and security of materials.
- Plans and reviews fiscal matters related to plant operations.
- Ensures employees are provided needed training.
- Informs staff of changes in technology, laws codes, or regulations with regard to general facility maintenance.
- Inspects the condition of school buildings to determine needed repairs and maintenance.
- Receives, authorizes, prioritizes and delegates work requests.
- Evaluates project sketches or blueprints and cost estimates to make implementation decisions.
- Plans and monitors the departmental budget.
- Keeps records and prepares required reports.
- Determines need, selects and purchases equipment.
- Prepares or participates in preparation of specifications for materials and equipment required.
- Inspects the work of outside contractors for adherence to plans and specifications.
- Consults with outside authorities and agencies regarding facility maintenance and environmental issues.
