What We're Looking For
We are seeking a Maintenance Supervisor who is a self-starter, takes pride in their work, leads by example, and understands that successful property maintenance requires teamwork and a willingness to perform the work alongside the team. Locations: Riverdale, GA (70 Units) & Jonesboro, GA (87 Units). Note: these communities are 5 miles apart.
Work schedule: Mon-Fri 8:00 AM – 5:00 PM with shared rotating Weekends & On-call schedule.
OneStreet Residential is a smoke-free environment in all locations.
Key Responsibilities
- Oversee and perform general maintenance, repairs, and preventative maintenance for both communities.
- Diagnose and repair HVAC, electrical, plumbing, appliance, and building systems.
- Ensure all work orders are completed promptly and professionally.
- Maintain the overall appearance, safety, and functionality of the properties.
- Coordinate unit turns and prepare apartments for new residents.
- Conduct routine property inspections and address maintenance concerns proactively.
- Manage inventory, supplies, and maintenance equipment.
- Ensure compliance with company policies, safety standards, and applicable regulations.
- Provide excellent customer service to residents and respond to maintenance requests with urgency and professionalism.
- Assist the team with resident functions. This may occasionally include after-hours events, including weekends.
Qualifications
- Universal EPA Certification (Required)
- Prior apartment maintenance experience preferred.
- Strong HVAC troubleshooting and repair skills.
- Working knowledge of electrical, plumbing, appliance repair, carpentry, and general building maintenance.
- Ability to prioritize tasks and manage multiple responsibilities across two sites.
- Strong work ethic with a hands-on, team-oriented approach.
- Excellent communication and customer service skills.
- Valid driver's license and reliable transportation.
Physical Requirements
Due to the physical nature of the maintenance position, while performing the duties of this job, the associate is required:
- To stand, bend, walk, use hands and fingers to control objects, reach with hands and arms to lift/push/pull items, climb stairs and ladders, balance, stoop, kneel, crouch, ability to effectively communicate.
- Exposure to both indoor & outdoor environments, in both hot & cold weather conditions.
- Exposure to dirt and dust.
- Must be able to lift up to 60 pounds at a time. 150 pounds with assistance devices (dollies, hand trucks, additional people).
- Must be able to carry up to 25 pounds on the back.
- Must be able to push and pull up to 80 pounds.
- Must be able to stand and walk for prolonged periods of time.
- Must be able to climb up and down stairs and ladders.
