Position Summary

The Property Manager is responsible for the day-to-day management of an assigned portfolio of residential properties. This position works closely with tenants, property owners, HOAs, vendors, and internal team members to ensure properties are well maintained, occupied, and managed efficiently.

Key Responsibilities

·         Manage assigned properties and serve as the primary point of contact for owners and tenants.

·         Process rental applications and coordinate leasing activities.

·         Prepare and manage leases, renewals, notices, and related documentation.

·         Respond to tenant questions, concerns, violations, and other issues in a timely and professional manner.

·         Communicate regularly with property owners regarding tenant, property, maintenance, and leasing matters.

·         Coordinate with HOAs and address HOA notices and violations.

·         Conduct or coordinate periodic and move-out property inspections.

·         Manage property turns, including coordinating repairs, cleaning, vendors, and readiness for new tenants.

·         Market vacant properties and make efforts to minimize vacancy time.

·         Handle Notice to Vacate and 30-Day Notices.

·         Evaluate and determine when eviction proceedings may be necessary in accordance with company procedures and applicable law.

·         Manage Section 8-related requirements, including communication, inspections, certifications, and documentation.

·         Maintain accurate property, tenant, owner, and lease records.

·         Communicate proactively and escalate significant issues to management when appropriate.

·         Perform other property-management-related duties as needed.

Qualifications

·         Active North Carolina Real Estate Broker license in good standing is required.

·         Property management, leasing, or real estate experience with single family properties preferred.

·         Strong organizational, communication, and customer service skills.

·         Ability to manage multiple properties, priorities, and deadlines in a fast passed environment.

·         Strong problem-solving skills and attention to detail.

·         Ability to handle difficult tenant and owner situations professionally.

·         Knowledge of North Carolina landlord-tenant laws and fair housing requirements preferred.

·         Reliable transportation and ability to travel to assigned properties as needed.
