DIRECTOR OF MAINTENANCE

JOB IDENTIFICATION INFORMATION

Department:              Finance and Administration

Direct Supervisor:     Executive Director of Properties

Classification:             Full-Time

FLSA Status:                Exempt

JOB SUMMARY

The position is responsible for providing the maintenance of all properties and grounds and to give direct supervision to other maintenance employees as appropriate.

 

ESSENTIAL DUTIES AND FUNCTIONS

  • Supervises all other maintenance employees and assigns daily work responsibilities.
  • Responsible for the maintenance of the Tallahassee and Pensacola campus properties and grounds—making sure they are in a state of good repair, function, and appearance.
    • Maintenance of the Pensacola campus will require travel and may be in frequent overnight travel.  Less than 25% of this position is required travel.  
  • Responsible for all maintenance of agency vehicles.
  • Respond to work orders in a timely fashion.
  • Responsible for obtaining outside repair services for buildings or vehicles when necessary.
  • Responsible for coordinating and assisting maintenance volunteers, including supervising workdays as appropriate.
  • Works with the Executive Director of Properties in preparing an annual maintenance budget and operating within that budget.
  • In conjunction with the Executive Director of Properties, recruits and, if necessary, dismisses maintenance employees (if applicable).
  • To be a positive role model and involved in appropriate interaction/intervention with Campus residents and clients, as directed by the Programs team.
  • Direct and coordinate delivery pick up for donations (such as food, furniture, etc.).
  • Responsible for assisting with after-hours facility emergencies.
  • To attend staff meetings as assigned.
  • Any other duties or responsibilities as assigned.
  • Ensure volunteers, guests, and partners have a meaningful experience while on the campus.

REQUIRED EXPERIENCE AND QUALIFICATIONS

  • High school diploma or GED preferred.
  • 1 year job related experience preferred
  • Experience with children and youth preferred

PHYSICAL DEMANDS

These physical requirements are not exhaustive, and One More Child may add additional job-related physical demands to these if the need arises. Corrective devices may be used to meet these physical 

The physical activity requirements of this position include climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling, talking and hearing.  The worker is required to have visual acuity necessary to operate motor vehicles, machines and equipment consistent with campus maintenance duties.

 

The physical requirements of this include the ability to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or in excess of 20 pounds of force consistently.

 

WORK ENVIRONMENT

The work environment describes the conditions that an employee may encounter when performing their job duties, including but not limited to, the essential functions of the position. Reasonable accommodation may be available to enable individuals with disabilities to perform these duties. 

Job functions are performed both indoors and outdoors (protected from weather conditions, but exposed to temperature changes). The worker will occasionally be subject to noise, vibration and hazards. Duties periodically require functioning in narrow aisles or passageways.
