Key Responsibilities
- Develop and implement efficient systems for managing resident service requests, ensuring timely and satisfactory resolution.
- Oversee, perform, and inspect all maintenance activities, ensuring readiness and compliance with quality and safety standards.
- Coordinate and manage grounds maintenance, snow plowing, and cleaning services, both in-house and through contractors.
- Organize and maintain the maintenance shop, keeping an accurate inventory of equipment and supplies.
- Monitor the property’s physical condition and immediately address any identified unsafe conditions.
- Maintain detailed records of preventive maintenance schedules, service requests, and expenditures.
- Hire, train, and manage maintenance staff, fostering a productive and motivated team environment.
- Schedule staff for on-call duties to ensure 24/7 emergency maintenance services.
- Manage inventory levels of spare parts and materials, reporting major repairs and purchases to management.
- Research and manage relationships with maintenance contractors and vendors, overseeing the quality of their work.
- Frequent need to be on feet and perform physical activities such as bending, stooping, climbing, and lifting.
- Ability to lift and carry weights up to 150 lbs with assistance for heavier items.
- Proficiency in using tools and equipment for routine maintenance and repairs.
- Extensive experience in plumbing, electrical, HVAC, carpentry, and locksmithing, with a preference for residential property management experience.
- Strong leadership skills with the ability to build rapport with residents and staff.
- Excellent problem-solving and organizational skills, with the ability to meet deadlines effectively.
- Strong written and verbal communication skills.
- Availability for after-hours, on-call emergency services as needed.
