Summary

The Lead Building Engineer is responsible for the operation, maintenance, troubleshooting, and repair of commercial building systems to ensure safe, reliable, and efficient building operations. This position performs preventive maintenance, responds to tenant service requests, and assists with maintaining all mechanical, electrical, plumbing, HVAC, and life safety systems.Key Responsibilities

  • Perform preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC equipment, including pumps, chillers, boilers, air compressors, air handling units (AHUs), and related building systems.
  • Hold a S2 or D2 License in Connecticut in good standing preferred.
  • Train Jr Engineers and Apprentices.
  • Monitor and adjust HVAC equipment to maintain established operating conditions.
  • Perform general building maintenance, including repairs to plumbing, electrical systems, fixtures, and building components.
  • Support water treatment programs and maintain required chemical treatment logs.
  • Maintain equipment logs, inspection records, preventive maintenance documentation, and operational reports.
  • Troubleshoot HVAC controls and building automation systems to diagnose and resolve operational issues.
  • Respond promptly and professionally to tenant service requests.
  • Coordinate with contractors, vendors, and property management to support maintenance and repair activities.
  • Assist with emergency response procedures, including building evacuations, fire alarm events, life safety incidents, and coordination with emergency responders.
  • Operate and monitor fire alarm and life safety systems.
  • Participate in an on-call rotation and respond to after-hours emergencies as needed.
  • Maintain a safe work environment and comply with all applicable safety regulations, environmental requirements, and company policies.
  • Participate in ongoing technical training and professional development.
  • Perform additional duties as assigned by the Engineering Manager.

Qualifications

  • High school diploma or equivalent.
  • Minimum of 2 years of commercial building maintenance, HVAC, or related engineering experience.
  • Working knowledge of HVAC, mechanical, electrical, plumbing, and life safety systems.
  • Ability to read blueprints, technical manuals, and equipment documentation.
  • Experience using electrical testing equipment, multimeters, pressure gauges, airflow measuring devices, temperature monitoring equipment, and leak detection instruments.
  • Proficient with hand and power tools.
  • Basic computer skills and experience using work order or maintenance management systems (CMMS).
  • Strong troubleshooting, communication, and customer service skills.
  • Ability to work independently and as part of a team.
  • Ability to remain calm and respond effectively during emergency situations.
  • EPA Universal Certification, Boiler License, Electrical License, or other industry certifications are preferred where applicable.

Physical Requirements

  • Ability to lift 25 pounds or more.
  • Ability to stand, walk, bend, kneel, squat, climb ladders, and access rooftops, mechanical rooms, and confined spaces.
  • Ability to work both indoors and outdoors in varying weather conditions.
  • Ability to work occasional overtime, weekends, holidays, and participate in an on-call rotation as required.

Pay: $38.00 - $45.00 per hour
