Position Summary
The Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of a multifamily apartment community. This role supports both interior housekeeping and exterior groundskeeping functions, ensuring vacant units are ready for new residents and common areas and grounds are clean, safe, and inviting. The position works closely with the Community Manager and Maintenance team.
Core Responsibilities
Groundskeeping Duties
· Maintain the cleanliness and curb appeal of the apartment community grounds
· Walk the property daily, including parking lots, to pick up trash and debris
· Properly collect and dispose of trash, including use of trash compactors when applicable
· Assist with irrigation activities, including hose and sprinkler placement or monitoring in-ground irrigation systems
· Assist with inventory control and use of grounds and landscaping materials
General Responsibilities
· Maintain a clean, neat, and professional appearance at all times
· Communicate courteously and professionally with residents, team members, and vendors
· Comply with company policies, procedures, and safety guidelines
· Perform additional duties as assigned by the Community Manager or Portfolio Manager
All responsibilities are performed under the direction and approval of the assigned Portfolio Manager, and duties may be adjusted based on operational needs.
Minimum Qualifications & Requirements
· Experience in housekeeping, janitorial, groundskeeping, or customer-facing roles preferred
· Strong attention to detail and ability to work independently
· Ability to follow direction and complete tasks efficiently
· Reliable transportation, valid Washington State driver’s license, and active auto insurance
· Ability to work indoors and outdoors in varying weather conditions

Physical Requirements
· Ability to stand, walk, bend, lift, and perform repetitive physical tasks
· Ability to lift up to 40 lbs.
· Ability to work outdoors for extended period
