Director of Development - Community Development
Position Summary:
The Olson Company specializes in providing innovative housing solutions on underutilized sites. This requires close working relationships with Cities, and tremendous coordination with project team members. Directors of Development at The Olson Company must be flexible problem solvers who can drive the project from feasibility through project close-out.
Requirements for this position include:
· Four year college degree and two years applicable industry experience preferred.
· Excellent written and verbal communication skills.
· Must possess good organizational, analytical and problem solving skills.
· Excellent interpersonal skills.
· Must be proactive and self-motivated.
· Must possess excellent time management skills and be to handle multiple tasks concurrently.
· Must be proficient in Microsoft Word, Microsoft Excel, Microsoft PowerPoint and Microsoft Outlook. Should be proficient in JD Edwards.
· Must be able to work evenings as necessary to attend various city meetings and conferences.
· Must provide own vehicle and have valid state approved driver license and proof of insurance.
Essential job functions of the Director of Development position include:
· Must be able to manage 4-5 projects including project budgets, schedules, due diligence, design and entitlements
· Creation and presentation of investment packages
· Management of project proformas and budgets
· Conducting meetings at all levels of city staff, city management and politicians
· Creating project presentations and presenting projects at public hearings including design review hearings, planning commission hearings, community meetings and city council hearings
· Clearly communicating all aspects of the project both verbally and in writing
· Coordination of initial feasibility / due diligence study requirements
· Coordinating and updating project budgets
· Monitoring and updating project schedules
· Responsible for managing and being accountable to all aspects of the entitlement process
· Responsible for coordinating product design and development with team
· Coordinating and conducting community meetings
· DRE coordination
· Supporting the construction department throughout project build-out
· Coordinating all off-site and on-site construction permits
