Description
The Director of Maintenance is responsible for the property’s maintenance, repairs, and improvements, both interior and exterior to enabling the property to remain in compliance with Oliver Hospitality’s and Hilton’s health and safety and brand standards with the goal of exceeding guest’s expectations. Those activities include completing and documenting preventative maintenance, capital improvements, and emergency response and repairs. The director of maintenance may perform those activities (including drywall repair/painting, plumbing, electrical, HVAC, carpentry, equipment (troubleshooting and repair of MEP, fire protection, kitchen equipment) personally, supervise/lead the engineering team or, when needed, manage contract support.
Qualifications
Responsibilities:

Monitor, perform preventative maintenance, troubleshoot/repair as needed, and document building systems (HVAC, electrical, generator, lighting, plumbing, fire suppression, doors, elevators, and refrigeration) in accordance with the equipment’s operations manuals

Order and maintain adequate levels of building supplies to meet routine operations. Building supplies include but not limited to light bulbs, faucet/toilet repair parts, circuit breakers, and paint)

Conduct daily walks of the property with the hotel general manager noting issues and correcting in a timely manner. Log all work using the property’s work order system.

Assist with rearrangement of furniture during deep cleanings and event needs

Monitor low voltage systems (fire detection, internet, access controls, and security) and schedule inspections/repairs when needed

Perform manual repairs when necessary (repair/replace door locks, replace window fixtures/windows, etc.)

Manage/conduct room preventative maintenance program

Conduct general upkeep procedures as directed (i.e. landscaping, caulking, painting, etc.)

Carpentry and painting skills, as well as drywall and carpet repair work

Inspecting the property to identify potential and current needs
-
Perform other tasks as assigned by General Manager or Assistant General Manager

Work with Housekeeping to ensure all equipment within the guest rooms are functioning properly and are part of an effective preventative maintenance program

Has a flexible schedule that can work any shift. Assists with coverage in the instance of call-offs. After-hours emergency availability

Adheres to all company Standards/Conduct policies and procedures

Follows the company’s employee handbook for rules and regulations
Qualifications:
-
Certifications to include HVAC, Plumbing, and Electrical - required

Additional Certifications in Building Maintenance, CPOR, technology,
-
1 year of Director-level or higher experience - required
-
Outlook and property management applications experience preferred
-
Basic understanding and ability to perform basic trade skills
-
General knowledge of maintenance processes and methods
-
Working knowledge of tools, common appliances, and devices

Good problem-solving skills
-
Significant attention to detail
-
Hospitality experience preferred

Must be eligible to work in the USA
Physical Requirements:

Must be able to work on your feet for up to 12 hours.

The position requires prolonged standing, bending, stooping, twisting, and lifting up to 50 pounds.

Frequent use of hands and wrists for manual tasks.
This job description provides a general overview of the responsibilities and expectations for the Maintenance Engineer Supervisor position. Duties may evolve over time based on the needs of the hotel and additional responsibilities may be assigned as required.
Salary : $70,000
