Under supervision of Senior/Lead technician or Supervisor the Facilities Building HVAC Systems Technician performs intermediate level tasks that ensure a safe and comfortable environment for patients, visitors and staff as well as ensuring safe and uninterrupted operations of mechanical and utility systems and equipment. This title is covered under the current Agreement between The Ohio State University and Communication Workers of America Local 4501.

Key Responsibilities:

  • Respond to and analyze airflow issues, measure/adjust airflow, and clean condensers and coils.

  • Inspect fan motors and belts, blades, replaces filters, pneumatic compressor, and associated tubing for damage/wear and tear, etc.

  • Diagnose/repair/replace HVAC fixtures including, but not limited to: commercial AHs, chillers (250 tons and above), commercial boilers and exchangers, ductwork, gauges, thermostats, circulating pumps, fan motors and belts, blades, actuators, piping, switches, and water lines.

  • Diagnose/repair/replace HVAC refrigeration residential and commercial type units.

  • HVAC controls and building automation such as inspecting thermostats and other temperature controls, including building automation controls, for proper function, and testing electrical circuits and components for continuity.

  • Diagnose/repair/replace pneumatic and electronic controls.

  • Perform preventative maintenance: calibration, cleaning, inspection, and repairs of controls, dampers, and belts on HVAC and other major building mechanical systems and equipment.

Minimum Education Required:

  • High school diploma or GED required.

  • Per Classified Civil Svc Specs.

Required Qualifications:

  • Minimum of 2 years experience in building systems operations, commercial/industrial building maintenance, and/or HVAC and building automation systems or equivalent combination of education and experience.

  • Obtain the following during the probationary period: EPA Section 608 Technician Certification- Universal and valid OSHA 10-hour General Industry Safety and Health card.

  • Successful completion of the probationary period includes demonstrated competency in each of the identified technical specialties as required for this positions level of responsibility.

  • Will require the successful completion of a criminal background check and motor vehicle review; may require employee health evaluation and vaccinations.

  • Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement, may work overtime and subject to 24 hour emergency call.

CLASSIFICATION TITLE: FACILITIES BUILDING SYSTEMS TECHNICAN (pay grade SKE) Function Statement: Under the supervision of a senior technician or supervisor, performs intermediate level tasks that ensure a safe and comfortable environment, uninterrupted operations of mechanical and utilities systems and equipment, and indoor air quality. Duties include but are not limited to: providing building support services and inspecting, troubleshooting, calibrating and repairing/replacing building systems and equipment. The facilities building systems technician 1 responds to emergency situations, such as electrical, mechanical and medical gas disruptions, evaluates and corrects these problems. Initiates appropriate protocols when problems cannot be resolved. Assists other trades as needed; adheres to all safety practices and procedures; cleans and maintains work areas and equipment; attends meetings; completes documentation; provides a high level of customer service; communicates to customers, coworkers and supervision via written, electronic and verbal methods and devices; operates department vehicles; and performs other duties as assigned. Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement; may work overtime; subject to 24-hour emergency call. Job Duties: (These duties are illustrative only.) Incumbents may perform some or all of these duties or other job-related duties as required. Technical Specialties which may include: 1) HVAC system fixtures and components installation and repair such as responds to and analyzes air flow issues, measures/adjusts airflow, cleans condensers, coils, inspects fan motors and belts, blades, replaces filters, compressor and associated tubing for damage/wear and tear, checks for leaks, etc., installs/replaces HVAC fixtures including, but not limited to: duct work, gauges, thermostats, circulating pumps, fan motors and belts, blades, actuators, piping, switches and water lines, tests electrical circuits and components for continuity or 2) system monitoring such as monitors HVAC system and equipment, building automation system (BAS) and steam and boilersystems, monitors chilled water systems, monitors boiler operation and cooling towers, assists with or performs basic air balancing tasks, assists with or operates, maintains and tests fire and emergency powersystems/equipment and may assist higher level technicians with troubleshooting mechanical systems, electrical supply repair and/or boiler monitoring or 3) HVAC controls and building automation such as inspects thermostats and other temperature controls, including building automation controls, for proper function, replaces and repairs pneumatic and electronic controls or 4) preventative maintenance such as performs preventative maintenance: calibration, cleaning, inspection and repairs of controls, dampers, belts on HVAC and other mechanical systems and equipment. (10 to 70%) General Duties which may include 1) communication/recordkeeping (10 to 15%) such as documents labor, CCS Classification Specification Facilities Building Systems Technician (8742) NEW: 10/20, http://hr.osu.edu materials and work performed on work orders, requests materials and equipment required to perform tasks, provides feedback on materials, informs customers when task are completed, documents regulatory compliance tests, updates building drawings or 2) other departmental duties such as participates in professional development/ continuing education activities: obtaining and maintaining required certifications, soft skill development, etc., participates in meetings, trainings, orientations participates on emergency response teams, interacts with and assists other areas and staff within the department, may participate on committees, performs other duties as assigned. (30 to 90%) Major Work Characteristics: Ability to: 1) read, understand and update blueprints, schematics and as built drawings, 2) read, understand and apply safety standards and practices (e.g., hazard communication, infection prevention, lock-out/ tag-out), 3) read, interpret and understand technical manuals and systems specifications, 4) follow applicable trade specific codes, standards and regulations; 5) learn technical skills and apply new knowledge to solve problems; 6) select and use hand, power and machine tools; 7) work alone or with others; 8) establish and maintain interpersonal relationships; 9)maintain a clean and safe work environment; 10) document and record information; 11) instruct others to perform a task; 12) provide guidance and expert advice about technical systems or processes; 13) locate, disable and enable electrical disconnects and plumbing shut-offs; 14) operate and test emergency generators; Skills: 15) problem solving, 16) decision making; 17) conflict management (e.g. handle complaints, identify issues and negotiate with others); 18) computer (e.g., data entry, data retrieval, electronic communication, internet searches, navigate and retrieve information from websites; create basic reports using Microsoft Word); 19) customer service (e.g. demonstrate empathy, meet quality standards, actively look for ways to help others); 20) time management; 21) organizing; 22) brazing and soldering; 23) planning; 24) prioritizing work; 25) resource management; 26) troubleshooting (e.g. integrated HVAC/R systems); Knowledge of: 27) chilled water and hot water systems integration and operation; 28) air flow and water balancing principles, tools and techniques; 29) relationship of preventive maintenance and equipment life-cycle; 30) building automation systems and controls; 31) AC/DC theory; 32) hydronics theory; 33) integration of building mechanical systems and controls; 34) boilers; 35) fire alarm system monitoring; 36) relationship of preventive maintenance and equipment life cycle. Minimum Class Requirements: (Including license, if any.) High school diploma with a minimum of two years experience in building systems operations, commercial/industrial building maintenance, and/or HVAC and building automation systems or equivalent combination of education and experience. Obtain the following during the probationary period: EPA Section 608 Technician Certification- Universal and valid OSHA 10-hour General Industry Safety and Health card; successful completion of the probationary period includes demonstrated competency in each of the identified technical specialties as required for this positions level of responsibility. Unusual Working conditions: Must be able to push and pull 70 lbs. and distinguish colors; climb and stand on ladders for extended periods of time. May work in hot, cold, dusty, or dirty environments for an extended period of time; may work in cramped spaces. Training amp; Development: *Developed after employment.
