What are the responsibilities and job description for the Maintenance Technician position at ODS Management?
We are seeking a skilled and experienced Maintenance Caretaker to join our team to service our Mayville and Randolph properties and also support our Sherman property. This position will be part-time to start then will ramp up to full-time in April. This position requires a proactive professional with expertise in maintaining residential properties to the highest standards.
The successful candidate will handle general maintenance tasks, ensure the safety and functionality of property systems, and provide exceptional service to residents.
You will report directly to the Head of Maintenance and play a key role in enhancing the operational efficiency of our properties.
The sites you will be working at are:
Portage Hill Apartments - Mayville, NY
Randolph Country Estates - Randolph, NY
North Haven Apartments - Sherman, NY
Key Responsibilities:
- Repair and maintain appliances, including stoves, refrigerators, and water heaters.
- Complete apartment turnovers, including drywall repair, painting, kitchen turnover, and fixture replacements.
- Diagnose and perform maintenance tasks, including general troubleshooting, plumbing repairs/maintenance, and electrical repairs/maintenance.
- Conduct preventative maintenance on building systems, including HVAC, plumbing, and electrical.
- Oversee contractors and vendors during major repairs or upgrades to ensure quality standards are met.
- Inspect properties to identify and resolve potential safety or maintenance issues.
- Only in Mayville, maintain the grounds during the Summer and Winter, including lawn mowing, edging, fall and spring cleanup, clearing the walks during the winter, and applying ice melt and rock salt to prevent accidents. Sherman and Randolph currently have their own in-house Groundskeeper so no grounds work there is required.
- Maintain detailed records of repairs, maintenance logs, and inventory of tools and supplies.
- Respond to on-call emergencies, including after-hours situations, to ensure resident safety and property integrity.
- Collaborate with the Maintenance Supervisor to optimize operational procedures and budget management.
Qualifications:
- Proven experience in maintenance, with skills in HVAC, electrical, and plumbing systems.
- Ability to read and interpret technical manuals.
- Familiarity with building codes, safety regulations, and compliance standards.
- Proficiency in using hand and power tools, diagnostic equipment, and maintenance software.
- Strong troubleshooting and problem-solving skills, with a focus on efficiency and quality.
- Excellent communication and customer service skills to interact professionally with residents and team members.
- Physical ability to lift heavy equipment, climb ladders, and perform manual labor tasks as needed.
- Valid driver’s license and reliable transportation. HVAC certification, EPA Universal, or other trade licenses are a plus.
