Facilities Maintenance Technician-ASC

JOB SUMMARY
Responsible for physical plant maintenance and compliance with life safety requirements. Monitors system functions and performs repairs and procedures within the scope of expertise. Arranges for equipment repairs and documents status of equipment and repairs. Monitors and documents preventive maintenance programs and activities. Supervises and/or performs activities according to Facility policy.

Training/experience in maintenance preferred
Training in basic mechanics preferred
Experience with healthcare equipment preferred
      
MENTAL DEMANDS
Require frequent and constant judgment, ability to make decisions and solve problems; occasionally in response to disasters or emergencies, actual events and drills. Require language skills adequate for written, verbal and telephone communication in American English.

PHYSICAL DEMANDS
Require high-level visual and auditory acuity for timely response to interruptions in essential systems and monitoring and inspection duties. Ability to move quickly in response to maintenance and safety needs, overhead and low reaching, bending and ability to exert force of up to 50 lbs. occasionally, up to 20 lbs. frequently and/or up to 10 lbs. constantly.

OCCUPATIONAL EXPOSURE
Category II exposure to bloodborne pathogens; frequent exposure to chemical hazards; may encounter radiation hazards.

ESSENTIAL FUNCTIONS AND OBJECTIVES

5.   Adhere to safety policies and procedures in performing job duties and responsibilities.
5.1.   Report observed or suspected violations, hazards, and noncompliance according to Facility policy.
5.2.   Observe safety measures in performance of job duties and responsibilities.
5.3.   Respond to emergency situations with competence and composure.
5.4.   Assure that any defective or malfunctioning equipment is “tagged out” immediately.

6.   Adhere to preventive maintenance systems and requirements.
6.1.   Ensure equipment is kept in accordance with manufacturers' recommendations and 
         Facility policy.
6.2.   Keep accurate records of identified problems, repairs needed and pertinent information on equipment and systems.
6.3.   When available monitor service personnel for proper performance of preventive 
         maintenance.
6.4.   Document that new electrical equipment, including medical staff member's personal property, has passed the electrical safety inspection before it is placed in service (service sticker will be placed on appropriate equipment by the inspector).
6.5.   Communicate any maintenance or safety concerns that could affect licensure, Medicare, or AAAHC to the Director immediately.
6.6.   Notify Director immediately when equipment or facility failures could impact daily operations.

7.   Maintain appropriate logs, operation manuals, warranty information, and capital equipment inventory on all equipment and systems.
7.1.   Catalog and maintain file containing manufacturer, serial number, service department telephone number, contact person, and warranty information on all equipment.
7.2.   Ensure that any new equipment is listed on the Capital Equipment Inventory kept on all 
         equipment.
7.3.   Initiate repair requests for outside service or communicate to the Administrative Assistant of a need for repair on equipment
7.4.   Monitor repairs when available to confirm accuracy, effectiveness, and timeliness.
7.5.   Identify and label equipment as necessary.
7.6.   Utilize Problem Identification Forms when communicating any problems within the 
         facility or with any equipment.
7.7.   Document required functions and tests in the Systems Monitoring Log Book.

8.   Perform assigned duties and responsibilities in fire, disaster, and safety programs.
8.1.   Document testing of pull stations and smoke detectors during fire drills.
8.2.   Inspect fire extinguisher monthly and schedules annual inspection for refill.
8.3.   Participate in hazard inspection of the building and grounds.
8.4.   Test and document tests of the emergency generator and electrical equipment for leakage.
8.5.   Monitor and maintain lights for annunciator panels, exit signs, and general illumination.
8.6.   Communicate any and all problems to Administrative Assistant, and when appropriate 
         to the Director. 
8.7.   Ensure all equipment in surgical area have no rust on legs, wheels, or body of 
         equipment (i.e. stretchers).

9.   Perform delegated responsibilities weekly, monthly, and annually according to Facility 
      guidelines:

1.       Check perimeter of building weekly for wasp nests, maintenance, and safety 
         concerns.

1.       Clean ceiling lights weekly and replace bulbs as needed.
2.       Check roof and drains weekly and clean as needed.
3.       Ensure wallpaper, doors, and lights are functional and in good repair.
4.       Check daily for work orders sent via the internet by Team Leaders and respond as 
         needed.
1.    
1.       Ensure clocks are functional and replace batteries as needed.  
2.       Ensure bugs in outside lights are cleaned out regularly.
3.       De-scale steam generator monthly as instructed by Steris Service Tech.
4.       Flush water lines monthly in steam generator.
5.    Run generator under full load annually for 90 minutes.
6.    Defrost refrigerators, as necessary.

1.     Perform routine maintenance inside and outside the facility and the grounds, including:
1.    Painting
2.    Pressure washing
3.    Minor gardening
4.    Clearing roof and roof drains of debris
5.    Clearing gutters and downspouts of debris
6.    Drywall repair
7.    Window washing
8.    Clearing leaves from patient parking area

1.     Assist in transportation of patients for surgical appointments when needed.

1.     Other duties as assigned.
