A growing title insurance agency based in Livonia, Michigan is seeking a detail-oriented and motivated Escrow Processing Officer to join its team.
The Escrow Processing Officer is responsible for managing and coordinating all documentation required to successfully process real estate closings. This role serves as a key point of contact throughout the transaction, working closely with buyers, sellers, lenders, attorneys, agents, and other stakeholders to ensure a smooth and timely closing process. Success in this position requires strong organizational skills, attention to detail, effective communication, and the ability to perform in a fast-paced environment with strict deadlines.
Key Responsibilities
- Review and verify buyer, seller, and lender instructions to determine escrow requirements, including obtaining information related to taxes, water bills, and special assessments.
- Maintain knowledge of state and municipality-specific closing requirements.
- Analyze and interpret lender closing instructions.
- Facilitate title clearance by ordering title reports, resolving title issues, and coordinating the satisfaction of liens and other encumbrances.
- Calculate prorations for taxes, interest, and other transaction-related expenses in accordance with purchase agreements.
- Process seller concessions and coordinate funding requirements with lenders.
- Prepare closing documents, statements, and transaction packages by gathering, reviewing, and completing required documentation.
- Coordinate and schedule closings after confirming all title and escrow conditions have been satisfied.
- Respond promptly to inquiries from clients, attorneys, real estate professionals, lenders, and other transaction participants.
- Provide administrative and operational support to the Escrow Department as needed.
Qualifications & Skills
- Proficiency with RamQuest Complete Closing Enterprise or comparable title and escrow software.
- Strong understanding of post-TRID closing disclosures, deeds, buyer and seller documentation, and related closing instruments.
- Working knowledge of Microsoft Office applications and/or Google Workspace.
- Comprehensive understanding of title insurance, escrow procedures, and closing processes.
- Exceptional attention to detail and ability to manage confidential information with discretion.
- Strong verbal and written communication skills.
- Solid financial, analytical, and document management capabilities.
- Ability to build and maintain relationships with high-volume real estate agents, mortgage professionals, and clients.

Experience Requirements
- Minimum of five years of title insurance industry experience preferred.
- At least two years of escrow processing experience preferred.
- Direct experience handling residential purchase transactions is required.
- Refinance transaction experience is beneficial but not required.
